Desirability

The West End (aka Willow West, Waterloo West, West Acres) is located in the northwest corner of Guelph. Separated by the tracks are two fairly distinct neighbourhoods. The north part is much older than its sister to the south. Both share the amenities of the neighbourhood which are highlighted by the West End Community Centre and Guelph’s only Costco. Like Kortright Hills, the West End is often a bit of an afterthought for the rest of Guelph as it lays west of The Hanlon (Hwy 6). However, with the development of the West End Community Centre, more commercial retail like Costco and Zehr’s and with a few new condo/apartment buildings on the way or having been completed, residents within Guelph are looking at the West End again as a very viable option. 

WALK + DRIVE 8/10

Walk + Drive

The West End is fairly close to both downtown Guelph and the University of Guelph. However, public transportation is definitely slightly less convenient as a bus to the University means a further walk to a direct bus or having to transfer downtown. However, if you only drive the West End is fairly convenient especially to downtown. The 401 is certainly a bit more of a trek despite the West End being located close to The Hanlon. It would be about a 10-12 minute drive to reach the 401 going east to Toronto. Overall, the West End is not the best located neighbourhood in Guelph, but for those working in Kitchener/Waterloo there is direct access using Highway 7.

AFFORDABILITY 7/10

Affordability

West End Guelph real estate is a complete mix of everything. I really can’t state that enough. Whatever you’re looking for the West End has it and at a pretty affordable rate as well. Commercial retail development has brought new condo/apartment development to the area while the south side has been developed over the past 20 years. The north side is much older with homes dating more towards the 50s/60s/70s. The north side is subsequently more affordable with smaller homes but larger lots. The south side is very nice though with a great mix of homes that even have some fun names like Melrose Place and Lois Lane! Overall, the West End is a very affordable alternative to neighbourhoods like Westminster Woods in the south end. 

SCHOOL QUALITY 7/10

School Quality

The West End is a large area encompassing four elementary schools: Taylor Evans PS, Westwood PS, Mitchell Woods PS, and Gateway Drive PS. Taylor Evans and Gateway drive are the best schools in the West End coming in at #10 and #12 respectively in the city of Guelph. Mitchell Woods and especially Westwood PS have struggled though. Both are located in the north side while their counterparts resides in the newer south side.

WEST END GUELPH SCHOOLS

Taylor Evans PS

Taylor Evans PS is located in the south side of Guelph’s West End neighbourhood and rounds out the Top 10 public elementary schools in Guelph. Taylor Evans PS is a JK-8 school that houses about 450 students. Going into its 25th year, Taylor Evans PS has established itself as a very solid option for prospective parents concerned about their children’s education.

Gateway Drive PS

Gateway Drive PS is also located in the south side of Guelph’s West End. Established in 1980, Gateway PS eventually became a JK-8 school but is about half the size of neighbouring Taylor Evans. Ranked #12 in Guelph, Gateway Drive PS prides itself on its many engaging programs, inclusive environment and educational technology.  

Mitchell Woods PS

The newest school in Guelph’s West End, Mitchell Woods was built in 1999 and houses approximately 430 students. While coming in at #15 in the city, there is a significant drop off in performance between it and Gateway Drive PS. However, this doesn’t mean Mitchell Woods is a bad school by any stretch. They come in near the provincial average and provide a great environment for their students. Unfortunately, the results aren’t quite there just yet. 

Westwood PS

Westwood PS has struggled mightily compared to its neighbours in the West End. Westwood is definitely as established school as it was built in 1970. It takes in about 380 students and prides itself on its community involvement and strong parent involvement. Unfortunately, that hasn’t quite translated into good test scores as Westwood PS is currently ranked 3rd-last in the city of Guelph.

You want to be very close to Highway 401 East.

University of Guelph Access

You want to have easy access to the University of Guelph.

Only The Very Best

You MUST have a Top 5 elementary school.
