Desirability

There was a time when St. Georges/St. Patrick (the latter referred to locally as “The Ward”) wasn’t a very desirable community in Guelph. It was occupied by a mainly immigrant population of Italians, Portuguese and Greeks who were best known for their well-maintained lawns and gardens. There were (and still are) some grittier parts of the neighbourhood, but the past few years has seen a huge revitalization to the area with many young professionals and families coming to the area to scoop up real estate and enjoy the lifestyle of being close to downtown. It’s nowhere near yuppie territory but St. Georges/St. Patrick’s is certainly changing right before our eyes and with it is coming a new population from Guelph and beyond who have identified this area as one with real potential for future growth. 

AFFORDABILITY 7/10

Affordability

St Georges and The Ward real estate varies from majestic Victorian homes on gorgeous tree-lined streets to very small, war-time bungalows in what might be considered a more grittier pocket of Guelph. However, compared to Downtown Guelph, the homes are more affordable and this is a big reason why many have flocked to the area in the past few years and are scooping up the real estate. St. Georges/The Ward is also the home of Guelph’s newest condo development – The Metalworks. It’s a huge, planned development right downtown that is adding to Guelph’s new condo scene. But, for the young family, the traditional St. Georges/The Ward homes and streets are quieter and more reserved (maybe save for the odd character or two!).

WALK + DRIVE 8/10

Walk + Drive

St. Georges/The Ward encompasses a large area in Guelph with some of the boundary extremely close to downtown while other areas of it are considered to be more “North end Guelph”. This makes determining its walk/drive score a bit more difficult and really depends on which area of the neighbourhood you choose to live in. As a driver, everything except The Hanlon is close as that’s all the way on the west end of town. However, Victoria Road takes you to the 401 and driving around the north end or downtown amenities is super easy. As for public transportation, you’re a hop, skip, and a jump from downtown. If you wish to get to the University from the more north/east part of town, you’ll need to transfer downtown which makes the bus ride a bit longer than you’d normally hope for (about 25 minutes).

SCHOOL QUALITY 6/10

School Quality

St. Georges/The Ward has three public elementary schools within its boundaries: King George PS, Ottawa Crescent PS, and John Galt PS. As of right now, St. Georges/The Ward is one of the weaker school boundaries in Guelph. None of its schools crack the Top 10 (King George is the closest at #13) and 2/3 fall below the school board’s average. However, for concerned parents, please keep in mind that this is a transitioning neighbourhood and these scores are based on historical data over the past few years. With young families and professionals moving into the area, I can foresee improvement rapidly occurring at these schools. So, don’t rule it out entirely based on the score, but get a feel for the neighbourhood, its residents and the overall community/school atmosphere before deciding on where to live in Guelph!

ST. GEORGES/THE WARD SCHOOLS

Ottawa Crescent PS

Ottawa Crescent PS unfortunately falls below the Upper Grand District School Board average and therefore receives a caution rating. This simply means that more information will be needed before being able to recommend the school to prospective parents. Keep in mind that Ottawa Crescent PS had the 2nd-highest special needs rate in Guelph at 40% of the Grade 3/6 student population. This can often affect school scores greatly and a higher Special Needs percentage is often correlated with lower overall test scores. 

King George PS

Like the neighbourhood itself, King George PS is a transitioning school. Built in 2012, King George acted as a holding school for two other schools until it became a JK-7 French Immersion school in 2014. In 2015, it added Grade 8 and is now the full-time French Immersion school for St. Georges/St. Patrick. 

John Galt PS

Another transitioning school, John Galt is a larger school that was built and replaced the old Laurine Avenue school. The student population in St. Georges/The Ward and the east end of Guelph has increased greatly and new schools were badly needed. John Galt PS also gets a red caution tag while it’s still battling transition issues. It finished 2nd last to only Willow Road PS in terms of its school ratings over the past few years. Again, with the changing demographic and increased focused on educational improvement, I expect this score to improve rapidly.
