The City Centre (better known as Square One) is tied for top spot in this category. Everything is walkable, all amenities are nearby including a library, YMCA, City Hall, and the Living Arts Centre. Public transportation is aplenty with MiWay’s (Mississauga’s bus system) hub located in the Square One. Surprisingly, only the GO Bus is accessible from here as the Milton GO Train line actually runs out of Cooksville just a few minutes away. Finally, there are tons of bars, restaurants, and of course plenty of shops will always keep you busy.

Desirability

Young and working in downtown Mississauga? The City Centre. Want easy access to Toronto and all of Mississauga without having to rely on a car? City Centre. Square One (the name of the famous mall) now rivals the likes or Yorkdale and Eaton Centre. Celebration Square is a fantastic space that hosts all kinds of events all summer long. It’s really the best place to be in the summer for young families. The only downside is that in order to live here, you have to be in an apartment or condo and that’s what makes its score suffer.

School Quality

Unfortunately, one of the major issues with the City Centre is its poor schools. At all levels, these are schools I just cannot recommend. However, for the new immigrant potentially reading this, I do advise that the City Centre offers so many benefits and affordable living options, that it’s often wise to spend at least a year here getting acclimated with the city before you decide to purchase that first home in another part of Mississauga. There are a couple of schools that have improved, but overall it’s Mississauga’s weakest school zone.

Affordability

We are sorting comparing apples to oranges as the City Centre only really consists of apartments and condos. However, the City Centre does boast some great buildings with phenomenal amenities, finishes, and spaces for quite a bit less than downtown Toronto. It’s a great option for those that can’t afford a freehold home or are looking for an investment property.

Thornwood PS

Holding very strong at #32 in the city and are perhaps the best choice for the renter or for those with a lower budget looking to break into the market. Thornwood is a perfect counter example of the general theory that lower income = poorer EQAO scores

Briarwood PS is certainly punching above its weight and actually cracked the Top 50 schools in Mississauga posting a 5-year EQAO above the Peel average thanks to a 10.8% increase over that same time frame…

 

Silver Creek PS

Silver Creek has had the largest jump in their 5-year EQAO score at 62.5% in that same time frame. That still puts them well, well outside the Top 50 so you can imagine just how far they were behind to start.

It’s of course anchored by the now famous Square One shopping mall and with major renovations underway, the future of Mississauga is beginning to take shape as the city prioritizes its downtown core.

You’ve got many next door neighbours as almost all of the residents are condo owners/renters. That means young professionals, young families, retirees, and new immigrants fill the condos that define the Mississauga skyline.

The Homes

Condos, condos, condos. Mississauga is a big city on its own and has plenty of buildings both brand new and mature to call home. Don’t need the amenities, aim for the older, more spacious units. Want the modern kitchen and gyms? Aim for the new builds for the luxury. Whatever your taste, Square One real estate has a building for you.

The Commute

The City Centre is the transportation hub of Mississauga. You also have the Hurontario LRT that runs to the Lake. Hwy 403 connects you all over the city and to the 401. You can get anywhere in the City or downtown from here easily.
