Desirability

South End Guelph is comprised of some of Guelph’s newest communities. Westminster Woods is the most popular of them and has become one of the most desirable neighbourhoods in Guelph because of its proximity to the 401 for commuters and its vast array of newer homes to choose from. With built-in and well-maintained trails within the community and practically every amenity one could need, young families have flocked to this area since master-planning began in the late 90s. For those moving to Guelph from outside the city, Westminster Woods is normally atop everyone’s wishlist.

AFFORDABILITY 6/10

Affordability

South end Guelph real estate is a great mix of mostly townhomes and detached homes. The homes are beautiful and there are plenty to choose from that vary in age as the community has been slowly built up since the late 90s. For commuters and those looking for a more modern sense of amenities, the relative cost of convenience here is worth the upgrade. With the 401 nearby, Westminster Woods is still an affordable option for commuters, however it still is considered one of Guelph’s most expensive neighbourhoods.

WALK + DRIVE 8/10

Walk + Drive

Westminster Woods is best known for its accessibility to the 401 for commuters. It’s less than a 10-minute commute to the 401 and then about 20 minutes on the 401 East to reach Mississauga. Guelph is definitely a lot closer than it sounds for those not familiar with the area. However, over the past decade, the City of Guelph has worked to tie in the city’s newest community with the rest of Guelph – especially with regards to access to the University of Guelph. Now there are several direct bus routes all over Westminster Woods that easily connect with the University and downtown. 

SCHOOL QUALITY 9/10

School Quality

Westminster Woods boasts two of the top 10 public elementary schools in Guelph (Sir Isaac Brock #6 and Westminster Woods PS #8). Westminster Woods has reached community maturity, so it’s no surprise to see their schools doing well. The community is filled with professional families both young and old and now that the schools have been around for many years, we’ve seen stability in their scores that place well above the school board average. You can feel confident about sending your child to a school in Westminster Woods.

Westminster Woods PS

The newest school in Guelph’s youngest community, Westminster Woods PS was built in 2010. In just a few years, like the community its located in, Westminster Woods PS has matured wonderfully and ranks #8 overall in Guelph. With a healthy population in one of Guelph’s most desirable areas, I’m sure we’ll see Westminster Woods PS at the top of the rankings for many years to come.

Sir Isaac Brock PS

Built in 2003, Sir Isaac Brock carries on the legacy of the former Brock Road PS which began in 1886! Sir Isaac Brock has shot up the rankings coming in at #6 overall. They’ve also now added a Grade 7 and 8 program, so they won’t be sharing students with nearby Rickson Ridge PS. This is interesting to keep an eye on as Rickson Ridge is the only English-track school ranked above Sir Isaac.
