Taking the First Step

finding your dream home

As an early step in your journey, we organize a Homebuyer Orientation Session where we review your specific preferences, analyze current market conditions, and clarify the purchasing process.

I value the uniqueness of each client’s home buying and ownership experience, so the objective is to ensure that you’re well-equipped and confident right from the beginning.

I believe it’s crucial to handle the initial heavy lifting, arming you with essential knowledge and insights from the outset.

This onboarding session lasts approximately 30 minutes and it’s the perfect way to kick-start your property search.

I have used Mike to purchase two properties: one a resale house and one a new construction condo. Both experiences have been great. Mike provides great insights into the market and is does not put pressure on the buyer. He pushes for the buyer to get the best value for the property and was a pleasure to work with.

I’m fortunate to have Mike as my realtor. I’ve used his services for buying my first home and renting out my investment property. He is supportive, professional and knowledgeable. He remains calm and positive during what is a stressful time to buy/sell in a crazy market.

Mike supported our family with selling/buying our home – while the process generally is somewhat stressful, especially in current markets, Mike’s expertise, guidance and clear communication helped make our experience both positive and seamless.

  • Besides financing, what are some other factors I should consider in my search?

It’s important to think about the quality of local schools and the general character of neighbourhoods when buying a home. Floors can always be updated. By working with a local expert, you’re ensuring your family will find its best possible landing spot.

  • What's something people don't usually think about when buying a home?

I would say people really underestimate the cost and time of commuting. This can add hundreds of dollars per month to your expenses that could have otherwise gone towards your mortgage affordability. Make sure you really factor for that because it might make more sense to stay closer to work or where you are now. But, if you’re really looking for more home, then it’s time to cast a much wider net.

  • How much are closing costs?

This will highly depend on the municipality you’re buying in and the lawyer you are using to conduct your closing. For example, did you know Toronto has a second land transfer tax? By working with us, you won’t get caught out at closing time and have to scramble to beg, borrow or steal funds. Rest assured we’ll go through a Closing Cost Checklist as part of our strategy call.

  • Is it better to always buy a younger home?

There are pros and cons. Think about a home that’s nearly 20 years old and all the systems need to be replaced. Now, think of a home that’s 50 years old and everything has been updated. It might actually make more sense to buy the older home. Younger isn’t always better!

  • How long does it take to buy a home?

It’s important to consider your timeline because the entire process, from start to finish, typically takes about 10 to 12 weeks. Most people need about 3-5 weeks to gather documents, connect with an agent and find the right home. The rest of the time is usually waiting for closing which can take anywhere from 30-120 days.
