Lakeview is one of Mississauga’s three featured Lakeshore communities. However, development hasn’t happened as far east as Lakeview and the neighbourhood, Lakeview real estate and its amenities have lagged behind its neighbours to the west. There are plans currently underway to revitalize the Lakeview real estate portion of the Lakeshore as Mississauga aims to improve its Lakefront. Condo projects are already in the works and land will continue to appreciate as the area improves. Right now might be a good time to have a look at one of the older, post-WWII homes. A little bit of handy work and you could have your foot in the door of the next Port Credit…


School Quality

Lakeview has fantastic schooling options as well. At the elementary level you have the ever-improving Westacres PS which has jumped up to #13 in our rankings. And, at the high school level you have two of Mississauga’s best high schools; Gordan Graydon and Cawthra Park SS – Mississauga’s specialty Arts & Music program.



Lakeview is the more affordable cousin of Mineloa, Port Credit, and Lorne Park. However, the homes are less desirable due to the fact that revitalization in the area has been slower. The area is more known for older bungalows, 1-1/2 storeys, backsplits and sidesplits that are in the 50-60 year range with generous lots but generally smaller interiors. The homes have good bones and more mature owners, so a little bit of handy work and you can have a similar home to one in Port Credit for a couple of hundred thousand dollars less.


Walk + Drive

Lakeview borders not one, not two, but three different GO stations. It’s also provides easy access to the QEW and the Lakeshore either west or east into Toronto. In terms of walkable amenities, it’s not great, but as a commuter this is easily one of the best spots in Mississauga.

Westacres PS

Westacres is a curious case that I’ll have to keep my eyes on as 2 out of the past 5 years, they haven’t actually qualified for a Grade 3 EQAO rating. With its low enrollment, the Peel Board decided to extend the boundaries to include approximately 120 students from the struggling Brian W. Fleming PS.

Janet I. McDougald PS

Back in 2010, Janet I McDougald was actually Hartsdale Avenue PS which had just combined three different Lakeview elementary schools. This particular community of schools has never really tested all that well and again it falls just below the Peel average at an eery 66.6% 5-year EQAO score.

The Lifestyle

Lakeview shares most of its lifestyle aspects with neighbouring Mineola and Port Credit. You go to the Lakeshore to enjoy the restaurants and shops and to the gorgeous streets and parks that fill the old cottage getaways of old Mississauga. 

The Homes

Describe a type of home and Lakeview has it. However, the defining homes of Lakeview real estate are bungalows and splits with generous lots sizes and a garage if you’re lucky. Custom homes have and continue to be built as well. The biggest change to come is the renovation of the Lakeshore by the City of Mississauga. That means condos and retail will be a huge part of the Lakeview of the future.

Who's Next Door?

Lakeview’s older homes are filled with a mix of long-time residents, older generation immigrants who made the move in the 70s, and young professionals and maturing families looking for a home to renovate and grow into over the years. Lakeview usually isn’t a temporary stop for its residents.

The Commute

As a commuter, this is one of the best spots in Mississauga. Right now, there is plenty of construction as the Lakeshore is revamped, but in the future this will be a phenomenal spot. Two GO stations nearby, and a nice, wide-open Lakeshore Rd both west and east.
