KORTRIGHT WEST REAL ESTATE REVIEW!

THE REPORT CARD

OVERALL RANKING - T-3rd/11

OVERALL SCORE: 7.75/10
WALK + DRIVE 8/10

Walk + Drive

Kortright West is ideally located just south of the University of Guelph and the Stone Road Mall. Residents here can easily walk or bus to the University or downtown Guelph. In terms of driving, downtown Guelph is less than a 5-minute drive. The Hanlon (Guelph’s major in town highway that connects the south and north ends) borders Kortright West, so for the commuter looking to access the 401, this is an ideal location. There are tons of amenities around with Stone Road Mall nearby. Overall, Kortright West residents benefit from a balanced location near the heart of Guelph.

SCHOOL QUALITY 9/10

School Quality

Kortright West is probably the best overall school zone in Guelph. All three of its schools cracked the Top 10 with two of them (Rickson Ridge & FA Hamilton) occupying spots in the Top 5.  The French Immersion school in Kortright West is #2-ranked FA Hamilton. Along with Edward Johnson (located in Riverside) this is the school many parents aim to send their children. Not to be undone is the #4-ranked Rickson Ridge PS which is actually the #1 english-track school in Guelph. Finally, Jean Little PS lays claim to the #9 spot in Guelph and rounds out a well-balanced and high-performing school zone.

AFFORDABILITY 7/10

Affordability

Kortright West real estate has everything. The older parts have some bungalows and sidesplits along with both large and small 2-storey homes. The new part has both freehold and condo townhouses. And there are currently four new condo projects in and around the Kortright West area the newest of which is being built at the corner of Edinburgh/Kortright. The catch is that it is a purpose-built condo for students. Yes, there are quite the number of student rentals in the area because of its ideal location. This makes the neighbourhood a bit more affordable than its south end neighbours.

DESIRABILITY 7/10

Desirability

Kortright West is a large neighbourhood located just south of the University of Guelph in what’s considered Guelph’s south end. Kortright West has a bit of everything with both old and new homes/areas, parks, newly developing condos, and great schools. All of this is within a short walk/drive to the University and downtown. The homes and streets themselves aren’t the most picturesque that you will find in Guelph, but looking beyond its aesthetic value, Kortright West has a lot to offer its residents. This is also a great spot for those interested in investing in rentals in Guelph.

KORTRIGHT WEST SCHOOLS

Rickson Ridge PS

Rickson Ridge PS is actually the #1 english-track school in Guelph only topped by French Immersion stalwarts John McCrae, FA Hamilton and Edward Johnson. With the influx of population in Guelph over the last few years and new schools opening in other parts of the south end, Rickson Ridge will be losing some of its Grade 7 & 8 population, but I think the school and programs will be fine and continue to produce some of the best results in the city.

FA Hamilton

FA Hamilton was an English-track school that became a JK-6 French Immersion school in September 2011. They certainly haven’t missed a beat and are now the #2-ranked school in all of Guelph. This has become a school that many parents aim to send their children. They’ve certainly lived up to the famous educator that the school is named after! This is a great choice for those parents interested in full-time French Immersion.

Jean Little PS

Jean Little PS encompasses the spirit of old Kortright West. Old, of course, relatively speaking as the school was built in 1991! But, compared to the rest of the south end, this area is definitely a more mature spot for homeowners. Students here all practically walk to school as the boundary area is fairly small although Jean Little PS houses 400 children from a very diverse background of over 30 countries. Jean Little PS ranks #9 in the city of Guelph!
