Kortright Hills is sort of tucked away behind the Hanlon (Hwy 6) and while most Guelphites don’t really think about the area often it’s actually located in a pretty decent area for most things. The most obvious is that it’s very close to Hwy 6 which affords it easy access to the north and south ends of Guelph as well as the Stone Road Mall and of course Hwy 401. You’d also think it’s strictly a driver’s community, but the buses run through there and take you directly to the University of Guelph in about 20 minutes. Getting downtown, however, does require a transfer and a total ride of about 35-40 minutes, so you’re probably better off taking the car and finding parking (which there is plenty of in downtown Guelph). 

SCHOOL QUALITY 8/10

School Quality

Kortright Hills only has one school inside of its geographic boundaries and its aptly named Kortright Hills PS. This JK-8 English-track school ranks #7 in Guelph but that jumps to #3 when you discount pure French Immersion schools. Kortright Hills PS has undergone a major redesign in the past few years thanks to the City of Guelph. They’ve received a new tennis court, baseball diamond and playground equipment. This fits in well with the YMCA next door that actually provides after school daycare service in the building. Kortright Hills has a large catchment area for more rural students as well. They’re certainly a great example of a strong community-oriented school and, like the neighbourhood, are one of Guelph’s best kept secrets.

AFFORDABILITY 7/10

Affordability

Kortright Hills real estate is very similar to what you’ll find in Kortright East with a mix of mainly 2-storey detached homes. There are also bungalows and splits but it’s a very mid-80s to early 90s style of neighbourhood. The homes are generally well kept and the average 2-storey home is around 1800-2200 sq.ft. Prices are more affordable here than in Kortright East. While the neighbourhood itself is not quite as picturesque as some others in Guelph, there are plenty of parks around and the neighbourhood layout is pretty attractive. This is definitely an affordable option and realistic choice for the growing family.

Desirability

Kortright Hills is a small neighbourhood tucked away behind Highway 6 (The Hanlon) in what would be considered the south end of Guelph. Most people from outside Guelph don’t really consider the area much because it’s just not as well known and I think residents are perfectly okay with that. The neighbourhood is quiet (despite its major border being a busy Highway) with a great layout and abundance of parks. Right next door is the YMCA which has tons of activities for the family. With a great mix of traditional, 2-storey detached homes at a lower average price than comparable neighbourhoods in Guelph, Kortright Hills is honestly a great choice for the growing family looking for a nice balance of old and new world Guelph.
