KORTRIGHT EAST REAL ESTATE REVIEW!

THE REPORT CARD

OVERALL RANKING - T-3rd/11

OVERALL SCORE: 7.75/10
WALK + DRIVE 8/10

Walk + Drive

Kortright East is ideally located just south of the University of Guelph. Residents here can walk to the University, but because the homes here are some of the most expensive in the city, you’re unlikely to find many students. Downtown Guelph is a simple bus ride away or less than 5 minute drive. The Hanlon (Guelph’s major in town highway that connects the south and north ends) is just two minutes away and the commuter looking to access the 401 has to go a bit further than his southern neighbours, but it’s no more than 12 minutes away. Overall, Kortright East residents benefit from a balanced location near the heart of Guelph.

SCHOOL QUALITY 9/10

School Quality

Kortright East only has one school inside of its own geographic boundaries – Ecole Arbour Vista. This fully French Immersion school only opened in September 2014. For those parents who want to send their children to an english school, have no fear, as students would go to the #4-ranked Rickson Ridge PS which resides just across the road in the neighbourhood of Kortright West. Rickson Ridge PS is actually the #1 english-track school in Guelph only topped by French Immersion stalwarts John McCrae, FA Hamilton and Edward Johnson. With the influx of population in Guelph over the last few years and new schools opening in other parts of the south end, Rickson Ridge will be losing some of its older population, but I think the school and programs will be fine and continue to produce some of the best results in the city.

AFFORDABILITY 6/10

Affordability

Kortright East real estate is a great mix of mainly detached homes. You’ll find mostly 2-storey homes, but there are also bungalows and splits of various sizes with different types of facades. The neighbourhood is very far being cookie-cutter, that’s for sure. The homes are well kept, and the average 2-storey home is around 2000-2500 sq.ft. and 25-30 years old. Kortright East has the character of an older neighbourhood and the demographic tends to skew that way as well. Prices tend to be much higher here as supply is much lower and these are some of the biggest homes you’ll find in Guelph.

DESIRABILITY 8/10

Desirability

Kortright East is a small neighbourhood located just south of the University of Guelph in what’s considered Guelph’s south end. The homes and streets of Kortright East are nicely tucked away and residents here enjoy a rather peaceful existence. That’s important as the neighbourhood is home to Guelph’s largest retirement community, the grand Village by the Arboretum. Kortright East is a well-designed little pocket of Guelph and can be seen as a bit older version of Westminster Woods. While not enjoying the same swath of amenities as Westminster Woods, Kortright East is ideally located because of its easy access to the rest of Guelph while only adding a few minutes to a 401 traveler’s commute.

KORTRIGHT EAST SCHOOLS

Rickson Ridge PS

Rickson Ridge PS actually resides just across the road in the neighbourhood of Kortright West. Rickson Ridge PS is actually the #1 english-track school in Guelph only topped by French Immersion stalwarts John McCrae, FA Hamilton and Edward Johnson. With the influx of population in Guelph over the last few years and new schools opening in other parts of the south end, Rickson Ridge will be losing some of its Grade 7 & 8 population, but I think the school and programs will be fine and continue to produce some of the best results in the city.

Ecole Arbour Vista

Ecole Arbour Vista was only built in September 2014, so it has not had the time to test itself against the other French Immersion schools in the city. By 2015/2016 they will be a JK-8 Immersion school and I’m sure within a few years will be vying for the top spot among the best schools in the city. Residents of Kortright East and Westminster Woods/Pineridge are eligible to send their children to Ecole Arbour Vista.
