Westmount Overview

Westmount is located between Third Line and Bronte Road, with Upper Middle Road to the south and Dundas Street West to the north. It sits just west of the neighbourhood of West Oak Trails, east of Bronte Creek and north of Glen Abbey.

Westmount was developed in the late 90s through to the early 2010s and was one of Oakville’s “new” neighbourhoods. With North Oakville now holding that title, Westmount has developed a reputation as a great place for young families thanks to its affordable homes and solid schools.

Westmount is a great fit for families who want a safe, active neighbourhood with solid schools and plenty of outdoor space. It’s also ideal for young professionals who want an affordable entry point into Oakville without giving up on style or convenience.

If you’re looking for that suburban lifestyle where community and nature go hand in hand, Westmount is definitely worth checking out.

Westmount real estate

Real Estate

The homes in Westmount are a continuation of the development of this section of western Oakville that began with the West Oak Trails community.

While the homes in that community just east across Third Line were developed mostly in the late 90s and early 2000s, development in Westmount started in the late 90s as well but carried on until the early 2010s with most of the development occurring through the 2000s.

The area has more towns and semis than West Oak Trails making up about 40% of the freehold stock, while detached homes make up the rest. There are also small pockets of condo townhomes and low-rise condo apartments near Bronte Road and Dundas on the border with Bronte Creek.

Just like West Oak Trails, the lots are smaller than most Oakville neighbourhoods. You will commonly find between 35ft to 45ft wide lots with depth generally less than 100ft. You can also find a better mix of 3 and 4 beds here with more smaller detached options for those looking to break into the market.

Here’s a pretty typical detached property in Westmount. ~35ft x 85ft with 4 bedrooms built in the mid-2000s around 2000-2500sq.ft. These sell for around the same price point as some townhomes or semis in other parts of Oakville, so there’s no denying the value in Westmount.

Overall, homes here are modern with flexible layouts, so if you’re looking for something turnkey in an established neighbourhood then Westmount is a great choice.

On top of all of that, Westmount retains the same charm as West Oak Trails with its community trails that wind throughout the neighbourhood. These trails run north/south along Fourteen Mile Creek and McCraney Creek.

This design creates a super walkable neighbourhood that connects to many local parks. This gives everyone in the community the chance to enjoy the outdoors year-round.

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

On the public side, Heritage Glen PS offers both English and French Immersion while Captain R. Wilson PS and Emily Carr PS are English-track only schools. For a full-time FI option, you can also apply for often top-ranked Forest Trail PS. All students would then graduate and attend Garth Webb SS for high school.

On the Catholic side, students would attend either St. Joan of Arc or St. John Paul II before attending St. Ignatius of Loyola for high school.

There are serveral community parks throughout Westmount that are tied together by the trails that run north/south through the neighbourhood. However, the standout park would be West Oak Trails Community Park that sits just behind Garth Webb high school.

There is a splash pad, a playground, two soccer fields, a baseball diamond and a badminton & tennis court. Garth Webb SS also has a soccer field and track. Just southeast of this is Arbourview Trail Park which is a great spot for a walk or bike even in the winter!

Other Amenities to Access

The Oakville Trafalgar Memorial Hospital & Sixteen Mile Creek Sports Complex would be two of the major amenities to also access nearby.

I wrote a full, detailed breakdown of those that you can check out over on the West Oak Trails Neighbourhood Guide. Just scroll down to the section titled “Things to Do in West Oak Trails”.
