River Oaks Overview

River Oaks is located between Dundas Street to the north and Upper Middle Road to the south, with Sixteen Mile Creek on one side and Trafalgar Road on the other. It’s right in the heart of Oakville, so you’re close to everything—retail, parks & recreation, the hospital and the QEW and 407.

River Oaks is a great mixture of peacefulness and convenience thanks to the blossoming retail area located around what’s often referred to as the “Uptown Core”.  This area is now filled with low to medium-rise condos and townhomes surrounded by big box retail. But, even if you’re in the homes outside of this pocket, all the places you need to do your everyday errands are just a few minutes away.

This is one of those neighbourhoods that’s just easy to love. It’s family-friendly, has tons of green space, and is super convenient for getting around Oakville or commuting into the GTA. With its walkable streets, access to retail and mix of housing options, it’s a spot that works for families, professionals, and pretty much anyone who wants to settle into a safe, welcoming community.

River Oaks real estate

Real Estate

River Oaks is one of Oakville’s most family-friendly neighbourhoods. Development started in the mid-1980s and continued through the 1990s, transforming what was once farmland into the vibrant residential area. It was North Oakville before North Oakville began development in the 2000s.

The housing here is a real mix, so there’s something for everyone. You’ll find detached and semi-detached homes, townhouses and low- and high-rise condos.

The neighbourhood can be broken up into two main areas: Uptown Core and everything outside of it. You’ll see in a minute.

River Oaks Residential Area

Let’s start with the original River Oaks which was developed starting in the mid-80s through to the 90s. What makes River Oaks stand out is how walkable and connected it is.

The neighbourhood is full of pedestrian-friendly streets and parks and trails, which is great if you love getting outside or have kids. It’s the kind of place where you really feel like part of a community, with lots of green spaces and amenities nearby.

While the area is quite large, the home styles are pretty consistent throughout so we don’t need to dive too deep into the differences. You’ll find a pretty similar vibe throughout.

But let’s take a look at a typical detached home in River Oaks before we check out the other options in Uptown Core.

Here’s a 1986-built home in River Oaks. Most homes like these are large, 4-bedroom homes on great size lots.

If you are looking for something a bit more unique, River Oaks does have options. The mid-90s-built homes on River Glen in the northeast of the neighbourhood are designed to have that historic home look. They come with a detached garage at the back of the driveway so don’t fear! But I personally love the regal look!

River Oaks might be a touch surprising in terms of its average price but the homes are generally modern and well-kept and the lot sizes super generous. If you’re looking for a detached home on a smaller budget though, you can find smaller detached homes on the south side of Dundas closer to Neyagawa. They’ll be about the size of a standard semi or townhome with single-car garages but you get the freedom of no attached wall.

Uptown Core

The Uptown Core sits north of Glenashton Road between Sixth Line on the west, Trafalgar to the east and Dundas to the north.

This is where you will find the condos, townhomes (including stacked townhomes) and semis that sit just south of all the major plazas in the area. This is a great spot for first-time buyers, downsizers and anyone looking to break into the Oakville market. This area started development in the early 2000s.

As you can see, this entire street is made up of semis and towns many of which have laneways with garages at the back. At the north end of the street is a set of condo townhomes with double car garages. And as you head north you’ll reach the condos that make up much of the uptown core around the retail plazas.

At Harman Gate Park, you’ll find a well-kept playground and a soccer field. It’s a favourite for younger kids and those weekend pick-up games.

Neyagawa Park is a hot spot in the summer thanks to its splash pad. There’s also a playground and a baseball diamond, so it’s always buzzing with activity.

For walkers and cyclists, the trail system is a big draw. You’ve got the Munn’s Creek and Shannon Creek Trails, which wind through the area, connecting parks and offering a peaceful escape with plenty of greenery. The Nipegon Trail is another must-see, taking you through scenic wooded areas and perfect for a quiet stroll or bike ride.

The River Oaks Community Centre is at the heart of the neighbourhood and offers something for everyone. It’s got twin ice pads for skating and hockey, a fitness centre, squash and racquetball courts, and community rooms for programs and events. Just behind it is River Oaks Park which has two baseball diamonds, a soccer field and tennis courts.

If you’re into sports or fitness, the Sixteen Mile Sports Complex is also nearby. This state-of-the-art facility boasts four ice rinks, including an Olympic-sized pad, plus a pro shop and even a restaurant. It’s perfect for hockey games, skating lessons, or just some weekend family fun. And come 2025 there is a massive expansion that will be completed. Read more about that in my North Oakville Neighbourhood Guide.

Uptown Core Retail
