Square One

Mississauga’s City Centre is often referred to colloquially as “Square One” by locals because the shopping mall of the same name lies at the heart of the neighbourhood.

We’ll look at the core of the City Centre and its dozens of condo towers that have shaped the Mississauga skyline along with the areas that surround it and what they have to offer.

Find out everything you need to know about Square One below.

Square One overview

Located right in the heart of the city is the Mississauga City Centre. I have taken the liberty to include a few surrounding neighbourhoods to make what I call the Greater Mississauga City Centre. These neighbourhoods can stand out on their own, but because they’re so close they reap many of the same benefits.

Taking a look at the map, the “Square One” area is in red. This is where you can find the shopping mall and the majority of condo towers.

Just west of it, in yellow, is the neighbourhood of Creditview. To the south, in green, is Fairview. Finally, just southeast of Square One, in black, is Mississauga Valleys.

Now, let’s take a look at the Greater Mississauga City Centre in more detail. I’ll take you through Square One real estate, pricing, schools and things to do in the area. Let’s get started!

The “City Centre”

Square One real estate has gone through a huge transformation since around 2010. Many condos were built before this time, but the pace of development since then has been at breakneck speed.

Going back to the late 80s and early 90s and through to the early 2000s, many large buildings with a good mix of unit sizes were built. These buildings are not as high in-demand now because of their age, amenities and maintenance fees but most are generally very well-run and maintained. You will also find many of the units have been renovated.

Since around 2010, the dynamic in the market shifted and there has been a larger emphasis on smaller units, higher-end finishes and amenities. This makes newer buildings more targeted toward singles, married couples, downsizers and small families.

Built by Daniels and completed in 2012, Limelight was part of the newer wave of buildings with higher end amenities (like a basketball court) and finishes.

There is no shortage of buildings to choose from here, but as someone that has lived at Square One for many years, I know the ins and outs of them better than most. Make sure to reach out if you’re considering purchasing or selling in Square One.

Mississauga Valleys

Located just southeast of Square One is the neighbourhood of Mississauga Valleys. This is a safe, family-friendly, neighbourhood with tons of parks and the fantastic Mississauga Valley Community Centre.

If you’re looking for a more affordable apartment or condo townhome, this is a great option. There are also many semi-detached and detached options. Most of this community was built in the 1970s so expect a more mature-looking area similar to Applewood or Cooksville.

There are lots of trees, wide streets and older homes and buildings but most are still in great shape. I’d aim further east from Hurontario closer to the Applewood border towards Cawthra.

Fairview

Fairview is a small pocket just south of Square One. Developed in small sections through the 70s, 80s, and 90s, Fairview is in a great location within walking distance to Square One.

The Fairview Tennis Club can be found here and Martin Dobkin Park. Aim west of here for nice, 2-storey detached homes built in the 90s.

Fairview also has a rather lesser-known pocket of custom-built, luxury homes east of Confederation Parkway closer to Hurontario Street. This area was developed in the 70s, so there are many wide lots to build on.

Here’s the view from one of the parks in Fairview with more condos to come…

Creditview

Creditview is a large neighbourhood just west of Square One and runs all the way west to the Erindale GO Station. This area was developed mostly through the 1980s and is home to some of the most affordable, smaller detached homes.

East of Mavis would be the pocket closest to Square One. Further west than that brings you closer to the GO Station which is also very convenient for commuters.

Pros & Cons

What are the Pros & Cons Of Living in MIssissauga?

Square One median home prices

affordability

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

While these figures are updated as much as possible, it’s best to contact us below for real-time pricing.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

Trying to understand the catchment areas within the greater City Centre (which I’m including as Square One, Fairview, Mississauga Valleys and Creditview) takes a PhD on its own.

Catchment areas are frequently changing and in a rapidly booming area like the City Centre, it’s definitely going to see some changes in the future.

With that said, the overall school zones here are a mixed bag. Depending upon your home address, you can either be placed in a top or bottom-ranked school.

Get in contact with us to discuss your home search and we will help you better understand which school your child will attend.

things to do in Square One

fun in Square One

Anything missing from our list of the best things to do in Square One? Reach out and let us know as we’re always on the lookout for new ideas!

Square One Shopping Centre

At the center of everything is the Square One Shopping Centre. This is what ultimately ties the area together, surrounded by condos and other amenities like the Living Arts Centre and Celebration Square.

This is the largest mall in Ontario and the 2nd largest in Canada with over 330+ stores, restaurants and entertainment options like The Rec Room.

It’s easy to spend an entire day at Square One or simply grab lunch at the Food District. With plenty of bars and restaurants surrounding the mall, it also makes for a great night out.

Celebration Square

The mall is the center of economic activity in the area but Celebration Square is the cultural and community hub. This is where everyone comes to enjoy special events like the Canada Day Fireworks, concerts, food & cultural festivals, holiday events, outdoor movie nights, the farmer’s market and all kinds of pop up events.

The best part for the kids might just be the fountain and wading pool. We take our kid there every summer before grabbing some lunch at Square One. In winter it becomes an ice rink!

Also, make sure to find the Queen Elizabeth II Jubilee Garden which is a great little hangout spot just next to the fountain.

For upcoming events, make sure to check out the Celebration Square website.

Living Arts Centre

Home to live events and entertainment like symphonies, concerts, ballets, comedy and performance art the Living Arts Centre serves as another important local and cultural center.

There are also many community programs, workshops and camps held here as well as the wonderful restaurant Live! inside on the first floor.

Kariya Park

This is a Japanese garden with cherry blossom trees that can be found just outside of Square One. It’s tucked away and can be tricky to find if you’re not familiar with the city. The park is named after Mississauga’s sister city Kariya, Japan.

This is a great spot to get some quiet refuge from the city life. In the spring, it’s the best spot outside of High Park in Toronto to enjoy cherry blossoms!

Everything else in the City Centre

Hazel McCallion Library

A huge renovation was completed in 2024 and the Central Library was renamed the Hazel McCallion Central Library after the city’s famous and longest-serving mayor. Check out the amazing work done here that everyone in the City Centre can now enjoy.

Sheridan College

The Hazel McCallion Campus of Sheridan College (yes, a lot of things are named after Hazel) sits right at the heart of Square One. This school is home to over 10,000 students, 100+ classrooms and labs ~40 different programs.

If you’re interested in sending your child to this campus, you can read more about it here.

Art Gallery of Mississauga

The Art Gallery of Mississauga is a public, not-for-profit, art gallery located right inside Mississauga City Hall right across from Celebration Square. It’s free to enter and enjoy!

Mississauga Valley Community Centre & Library

For those just outside Square One, there is also the Mississauga Valleys Community Centre & Library. Outside there are soccer and football fields, tennis courts, a splash pad and it connects to part of Cooksville Trail which makes for a great walk/jog/biking experience along the creek.

Indoors you can enjoy activities such as swimming, basketball or any classes the City of Mississauga offers.

Multi-cultural Food

The great part about the Greater Mississauga City Centre is you can find all kinds of multi-ethnic restaurants and grocery stores. From Indian to Afghan to Ethopian to Asian, you can find pretty much everything.

A standout for our family is the Chinese-Korean Centre in Creditview that has our favourite Korean restaurant. For Asian grocery stores, you have T&T’s, Ocean’s and PAT nearby.

Ask Me About Square One

These are the top four things people usually ask about Square One!

Contact Me
  • what's it really like to live in Square One?

Having lived in Square One for many years, I can tell you that life is super convenient there. You have all the amenities you need within your building and everything else is a short walk to the mall. There’s entertainment with tons of bars and restaurants around and for something a bit more quiet, Kariya Park is a short walk away.

For house owners in the other areas, you get all the benefits of Square One just a few minutes away (walking distance for some) while being able to retreat to a more quiet street and home.

  • What's the commute like from Square One?

The introduction of the Hurontario LRT solved a huge problem for Square One – no direct access to a GO Train. Shocking, I know, that this hadn’t been in place before. But now you can take the LRT to Cooksville, or Port Credit for the express train, to commute to downtown. The GO Bus is still an option from the Bus Terminal in Square One as well.

For drivers, you have quick access to Highway 403 but be aware this is a busy area and it will take time to get in and out during morning and evening rush hour.

  • Why Should I Live in Square One?

If you’re after affordability and amenities, there’s no better place to be than Square One. Mississauga Valleys, Fairview and Creditview also have quite affordable homes. For something more luxurious, there are custom homes in Fairview a short walk/drive to the core.

I’d choose this neighbourhood if you want one of the most convenient places to live in Mississauga and want to be closest to all the action. A short LRT ride, drive or uber away is Port Credit to experience even more of the good life in Mississauga.

  • why should i not live in Square One?

Most people choose not to live here because it’s very busy. Getting into and out of the core can be quite tough at times. But, that’s city living. Also, school zones are not the best here depending upon where you choose to live. It’s really important to understand the catchment areas.
