home styles in Sheridan

Three are three very distinct sub-neighbourhoods within Sheridan: Sheridan Homelands, Sherwood Forest and the homes off Mississauga Road and its side streets.

Check out the map for their boundaries. Now, let’s take a look at them individually.

Sheridan Homelands was developed in the 60s and early 70s. It sits between Winston Churchill on the west and Erin Mills Pkwy on the east between Dundas St and the QEW.

This section is where you will find the more affordable detached homes originally built for and still occupied by mainly middle class families. For those on a more modest budget, there is one pocket of semis and several pockets of condo townhomes also in the area.

The area is built around the loop of Thorn Lodge Drive with Thornlodge Park at the centre. There is an emphasis on safety here with speedbumps and many stop signs along the way.

Sherwood Forest sits just northwest behind Sheridan Mall. This pocket was developed in the late 70s and through to the 80s and targeted a more upper-middle class income bracket. Much larger homes and larger lots can be found here.

Finally, Sheridan is home to a section of the famous Mississauga Road that is host to some of the most expensive homes in Mississauga. In this section though, it’s the homes that reside on the small side streets here that are the real standout.

These homes are even larger than the ones in Sherwood Forest and only the highest income brackets are generally going to be able to afford the real estate here.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

school zone overview

Unfortunately, one of the knocks on Sheridan is that its schools are not the best based on EQAO testing and rankings. However, at the high school level, Erindale SS has been making strides in recent years and is home to the regional IB program.

On the Catholic side, there is only one elementary school in Sheridan – St. Francis of Assisi in Sheridan Homelands just north of Thorn Lodge Park. This school has performed at around the city average.

For high school, students get entrance to Iona Secondary located just south of the QEW in Clarkson. This is another school that ranks currently in the bottom half of Mississauga. However, it is home to the regional Arts program and has many specialist programs available.

Parks in Sheridan

Sheridan Homelands is home to the biggest park in the neighbourhood – Thorn Lodge Park. It has the David Ramsey Outdoor Pool, tennis courts (membership needed at the Sheridan Tennis Club), a baseball diamond and a soccer field. You will find everyone in the neighbourhood out here enjoying the parks and paths during the nice weather months.

In the area of homes off Mississauga Road you can find Bruce Reynolds Park which is home to the Oakridge Tennis Club, a small playground and two soccer fields.

Just next to it is Springbank Meadows Park which is a large green space and meadows you can enjoy a nice walk. Just watch out for coyotes at dusk and dark as there have been many spotted in the area.

Finally, if you’re looking for something a bit bigger, Erindale Park is just a few minutes away. This is one of Mississauga’s largest and most beautiful parks. A quick 10-min drive gives you access to the wonderful Rattray Marsh and Jack Darling Park in Clarkson and Lorne Park. Oh, and the University of Toronto-Mississauga campus is only 5 minutes away!

Shopping & Retail in Sheridan

The largest mall in the area is the Sheridan Mall (recently renamed Sherwood Village). This is one of Mississauga’s older malls and part of the “Reimagining the Malls” redevelopment plan the City of Mississauga launched in 2020. Watch out for development news on this space in the next couple of years. For now, the mall is a bit dated and most will use the grocery store, banks and small shops located in and around it.

Sherwood Forest residents have the Sherwood Forest Village right next door. This is a small set of shops that the locals love.

For more retail, you are only 5 minutes away from the power centres along Dundas road west of Winston Churchill up to the Oakville border. Shopping for a car? Right across Dundas St is the Erin Mills Auto Centre.

Need a larger mall with all the big fashion brands? You’re 10 minutes away from the Erin Mills Town Centre. Finally, if you’re looking for a day or night out, it’s a quick drive to all the shops and restaurants in Port Credit and Clarkson Village.

Recreation in Sheridan

If you’re a golfer and have the time and money, the Mississauga Golf and Country Club is one of the best in the GTA. For those looking for more affordable activities, you can check Ninth Line Sports Park which is just 5 minutes away.

Finally, you also have the South Common Community Centre (redeveloped as of summer 2027) just a few minutes away.

Ask Me About Sheridan

These are the top four things people usually ask about Sheridan!

Contact Me
  • what's it really like to live in Sheridan?

Sheridan is another quiet, residential community that Mississauga is well-known for. This area definitely has a pride of ownership and a sense of community that’s a bit more tight-knit than most thanks to its homeowners associations. With easy access to highways, the GO Train, and retail, it’s a really convenient place to be which is why you have so many long-term owners in Sheridan.

  • What's the commute like from Sheridan?

The commute from Sheridan is quite good with easy access to the QEW, 403 and GO Train express line at Clarkson. Erin Mills Parkway does get quite busy if you’re coming from north of the city as does the 403, but that’s the nature of traffic in the GTA during the morning and evening commutes. Overall, this is a really good spot for commuters.

  • Why Should I Live in Sheridan?

I find that people who choose Sheridan either have some sort of connection to the area or one close by such as in Erin Mills, for example. Perhaps they grew up in Clarkson but want something in a bit more of a picturesque neighbourhood. Either way, the community is very family-friendly, the homes are well-maintained and the pockets of larger homes are some of the nicest in the entire city. Along with great access to retail, highways and the GO Train, Sheridan should definitely be on people’s shortlist.

  • why should i not live in Sheridan?

Generally speaking, the larger homes here are just as expensive as homes in more prestigious areas like Mineola or Lorne Park. So, for that reason, many will end up choosing those neighbourhoods because they’re closer to the lake and are a bit more secluded. For others on a more modest budget, they can generally get more home further north in the city in better overall school zones.
