Rathwood overview

Rathwood is located on the east end Mississauga bordering Etobicoke. It sits just north of Applewood and east of the City Centre. It shares many of the same neighbourhood characteristics and features of its southern neighbour Applewood including schools, parks, amenities and access to retail and transportation.

Rathwood is best known for being home to Rockwood Village which is bounded on the north by Eglinton Avenue, on the south by Burnhamthorpe Road, on the east by the Etobicoke Creek, and Dixie Road on the west. It has a long history and today has its own homeowners association that works on behalf of its residents to help improve the area.

Rathwood is considered a classic, quiet, suburban community that’s very family-friendly with mature streets, spacious homes and lots, great access to retail, transportation and the city of Toronto.

Rathwood real estate

home styles in Rathwood

Rathwood real estate offers mainly offers 1980s-built, 2-storey homes on good-sized lots. This neighbourhood is your classic throwback suburban community – a time when both interior square footage and lots were very generous. That makes this area a touch more expensive than others despite a larger percentage of owners leaving homes in their more original condition.

However, you can find affordable options like smaller detached homes (similar to Meadowvale) west of Rathburn Road/Central Parkway very closer to Square One. You also have older style raised-bungalows in the same area just west of Cawthra.

There are many bungalows and backsplits east of Tomken road on and around Rathburn Road again. Most of these homes are late 70s-built through the 1980s.

For those looking for larger, more premium homes and lots you can find many closer to the Etobicoke border in Rockwood Village – specifically near Garnetwood Park and Bough Beeches Park.

Rathwood also has its own luxury pockets on both Wilcox (just before Cawthra Road from Burnhamthorpe north through to Rathburn) and Hickory Road (the same but just west of Dixie) which have some of the deepest lots in the city (over 200 ft). Owners have torn down the bungalows that existed here before and built some beautiful and massive custom homes.

For semis, most are going to be backsplits or bungalow-raised. There is a small pocket of 2-storey ones near Burnhamthorpe and Central Parkway and one set of luxury 3-storey semis near Bough Beeches Park (Chroma by Centra Homes). However, semis are harder to find overall.

The next best option in Rathwood is actually condo townhomes. There area a few pockets all off of Rathburn Road that runs east to west through the whole community. First you have the set at Central Parkway/Rathburn (Meadows Blvd) with the biggest set starting near Tomken towards Fieldgate and all the way east towards border of Etobicoke near Garnetwood Park.

Most of these condo townhomes are late 70s-built, but many have renovated recently. You get large spaces at a slight premium but still reasonable maintenance fees. These are usually still in pretty high demand because of the size and location.

Pros & Cons

What are the Pros & Cons Of Living in MIssissauga?

Rathwood median home prices

affordability

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

While these figures are updated as much as possible, it’s best to contact us below for real-time pricing.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

Rathwood schools

School information is updated yearly. Use the form below to download a copy of the latest school rankings.

school zone overview

There’s an oddity in the Rathwood public schools’ catchment areas in that none actually fall inside of Rathwood. Students will travel to nearby Applewood or City Centre (Mississauga Valleys to be precise) while a small portion of students in the northeast are sent all the way south to Lakeview’s Westacres PS.

School scores here have varied and outside of Glenforest Secondary (those who live in the very east end of Rathwood) the other two high schools have not performed at high levels especially perenially bottom-ranked T.L. Kennedy.

On the Catholic side, all elementary schools are found within Rathwood. I think this is not a coincidence as historically this has been a VERY heavily Catholic neighbourhood. Elementary school scores are much better here though as two of the three high schools are bottom-ranked.

Parks & Trails in Rathwood

Rathwood has two major trails that run through it along with several local playgrounds and parks. First is the Applewood Trail which is a 3km that follows the Little Etobicoke creek. There are great spots to stop and let the kids play along the way.

The second is the Lori Mitoff Trail that runs through Garnetwood Park on the east end of Rathwood and connects with the Etobicoke Creek Trail.

Garnetwood Park offers large green spaces, a pair of baseball diamonds, 4 tennis courts, a playground, and a really friendly dog park. The splash pad was completed in the summer of 2022 which has been great for the community.

Finally, you can venture into neighbouring Etobicoke and enjoy everything that the well-known Centennial Park has to offer.

Community Centres & Libraries in Rathwood

While no community centre is located directly in the neighbourhood, Rathwood residents benefit from having two major ones very close by in the Burnhamthorpe Community Centre & Library located just south in Applewood.

There is also the Mississauga Valleys Community Centre & Library for those living in Rathwood closer to Square One. Outside there are soccer and football fields, tennis courts, a splash pad and it connects to part of Cooksville Trail which makes for a great walk/jog/biking experience along the creek.

Indoors you can enjoy activities such as swimming, basketball or any classes the City of Mississauga offers.

Retail & Shopping in Rathwood

Rathwood is very well-located with Rockwood Mall taking care of your everyday needs. For major retail, Square One Shopping Centre, Sherway Gardens in Etobicoke and the Dixie Outlet Mall are all a very short drive away. On top of that, there is a large commercial and industrial area (called Gateway) just north of Rathwood that has all of your other needs covered (think things like mechanics, gyms, kids indoor play places, printing stores etc).

Ask Me About Rathwood

These are the top four things people usually ask about Rathwood!

Contact Me
  • what's it really like to live in Rathwood?

Rathwood is a quiet mature neighbourhood whose charm sneaks up on you. Local parks are aplenty and every evening in the summer they are bustling. It feels like you’ve stepped back in time to when everyone got out on their bikes and played on the street for hours until dinner.

  • What's the commute like from Rathwood?

Many people choose Rathwood specifically because of its location on the eastern border of Mississauga right next to Toronto. This gives you quick access to a GO Train station and the TTC. You’re also right next to the Mississauga rapid bus transit system. For driving, there’s easy access to highways 403, 401 and 427. You’re also only about a 15-20 minute trip from Pearson airport.

  • Why Should I Live in Rathwood?

If you’re looking for that “forever home” that allows your family to grow into for many years then the homes in Rathwood with their large lots are a good choice. However, you do also have affordable smaller detached homes, semis and condo townhomes if you want to get into the neighbourhood for its family-friendly vibes and easy commute.

  • why should i not live in Rathwood?

People might pass on Rathwood as you can usually get similar or larger homes for slightly less in other neighbourhoods. There is definitely a slight premium for the convenient location and large lot sizes here.

Public schools are also a consideration as they’re not the highest-rated in the city. However, this is a mature, diverse neighbourhood with a strong sense of community and has been a great place to raise a family over the last few decades.
