Mineola

Located in south Mississauga, Mineola is one of Mississauga’s most sought after neighbourhoods. Known as Mississauga’s “cottage in the city”, Mineola offers amazing schools, great access to public transportation and amenities and some of the nicest and most exclusive homes in the city.

Find out everything you need to know about Mineola below.

Mineola overview

Mineola is located in south Mississauga north of Port Credit, west of Lakeview and south of Cooksville separated by the QEW.

Mineola is one of Mississauga’s ultimate “move up” neighbourhoods and is most well-known for its pocket of luxury custom-built homes on beautiful, cottage-like streets west of Hurontario Street bordered by the Credit River.

However, Mineola is not just an exclusive enclave for millionaires. Much of Mineola resembles the neighbourhoods that border it with relatively affordable options available.

Mineola is also one of the best schools zones in Mississauga and has incredible access to public transportation with a major Hurontario LRT stop and a GO Train nearby.

You won’t find big box retail here though – that’s the major tradeoff for living in one of Mississauga’s most quiet and tranquil neighbourhoods. There are many options nearby though with Square One, Port Credit and Lakeview all a short distance away.

Mineola real estate

home styles in Mineola

When people think of Mineola they typically think of the incredibly gorgeous, cottage-like area west of Hurontario Street that is home to some of the nicest custom-built, luxury homes in the GTA. That area is referred to as West Mineola.

However, East Mineola (east of Hurontario Street) does have options you’d find in the more affordable pockets of neighbouring Port Credit, Lakeview and Cooksville.

For example, if you’re in the market for a smaller bungalow, you can find them in areas close to Port Credit (south) and Lakeview (east). Further north resembles the subdivisions of 60s and 70s Cooksville on more cottage-like streets.

You can also find very small pockets of semis and executive townhomes, but these are very, very limited.

For those who are a bit more handy or investors looking for a project, Mineola is super in demand as lots here are extremely valuable. If you can get your hands on something livable and affordable, there are very few options that are a better investment than Mineola real estate.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

On the Catholic side, St. Timothy is West Mineola’s elementary school so it’s not a surprise that’s the highest performer. Students then go to the fantastic St. Paul Secondary located in Lakeview.

Many people who live in Mineola also choose to send their children to private school, however the public system here is great. You have small schools with close-knit communities and a high-level of free education.

Parks Near Mineola

Ok, so Mineola might have the least amount of things to do within its actual boundaries of any neighbourhood in Mississauga. That’s the tradeoff of having this really secluded, cottage-like neighbourhood.

But, fear not, as Mineola is extremely well-located close to lots of parks in Port Credit and Lakeview.

The closest park is Cawthra Park which is JUST outside of the Mineola boundaries in Lakeview, but those on the east end of Mineola would consider it a part of the neighbourhood. Cawthra Park is an amazing spot for a walk in nature right in the heart of the city.

In Lakeview you can explore the Lakefront Promenade which is a massive waterfront park made of up three parks connected by trails: R.K. McMillan, A.E. Crookes and Douglas Kennedy. You can get incredible views of the Lake at R.K. McMillan and can do some kayaking. At A.E. Crookes you can enjoy some boating and fishing. And Douglas Kennedy has playgrounds, splash pads and picnic areas.

In Port Credit, you can visit St. Lawrence Park, the wonderful Port Credit Memorial Park and J.C. Saddington Park. All of these are within about 10 minutes away. A couple of minutes on the border of Clarkson and Lorne Park is one of the best parks in Mississauga – Jack Darling Memorial Park.

Other Things to Do Near Mineola

Many residents are within walking distance to all the shops and amenities of Port Credit. You can enjoy the parks, library, waterfront, shops, bars and restaurants just to name a few.

You’re also a quick trip away from the Bridgewater waterfront development in Port Credit and Lakeview Village redevelopment which have transformed the entire lakefront of Mississauga.

If you need to shop, you’re about 10-15 minutes away from both Square One and Sherway Gardens.

Ask Me About Mineola

These are the top four things people usually ask about Mineola!

Contact Me
  • what's it really like to live in Mineola?

Because of the distinct pockets, life here really depends on where you live. West Mineola, like Lorne Park, is quiet and secluded. East Mineola is very similar to Lakeview and gives you much better access to its waterfront parks and amenities. And in the south, you are walking distance to the shops and restaurants of Port Credit.

  • What's the commute like from Mineola?

This is an amazing spot for commuting. For driving, you have easy access to the QEW and Lakeshore. And for public transportation you have the Port Credit GO Train just minutes away. On top of that, Mineola is serviced by a major stop on the Hurontario LRT line giving you easy access to both Port Credit and Square One.

  • Why Should I Live in Mineola?

If you have the budget, there aren’t many better neighbourhoods to choose. You have great schooling options and you get the privilege to live in one of Mississauga’s most exclusive spots.

But, Mineola is not just for the ultra rich. There are also relatively affordable homes on fantastic lots and you get all the same perks – quiet, treed-line streets with amazing schools within walking distance to the Lake or major public transportation.

  • why should i not live in Mineola?

The biggest reason people choose not to live in Mineola is affordability. While there are homes that are relatively affordable, they will be smaller or may not have a garage. If you need a 4 bedroom home or something with much more interior square footage, you’ll find more affordable options in other neighbourhoods.
