Meadowvale real estate

home styles in Meadowvale

Meadowvale real estate has a great mix of options and affordability for everyone.

Located in north Mississauga, Meadowvale is a large neighbourhood developed between the 1970s and 1990s. You will find a good mix of large and small detached homes, semi-detached homes, condo townhomes and apartments.

Meadowvale real estate is characterized by wide, mature and tree-lined streets. Detached homes have large lots making it perfect for someone seeking more backyard space.

There are lots of winding streets wrapped around community parks and lakes as well making for many picturesque pockets. At the other end of the spectrum, there are aging condo and rental apartments along with older townhomes that give some areas an outdated feel.

For those looking a detached home but don’t quite have the budget, there are a lot of smaller detached homes in Meadowvale that might fit the bill.

Instead of semis, many smaller detached homes were built here instead. The home will be the size of a semi, but you don’t have to share a wall. This is a great option for those looking to get into a detached home and want that extra bit of separation.

Overall though, Meadowvale is an excellent option for those seeking affordability and an escape from your typical suburban, cookie-cutter environment.

Pros & Cons

What are the Pros & Cons Of Living in MIssissauga?

Meadowvale median home prices

affordability

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

While these figures are updated as much as possible, it’s best to contact us below for real-time pricing.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

Meadowvale schools

best schools

School information is updated yearly. Use the form below to download a copy of the latest school rankings.

school zone overview

Plum Tree Park (which boasts a French Immersion program) is a top-ranked public elementary school and is the catchment area to aim for if you’re planning to move to Meadowvale. Maple Wood PS has improved scores in recent years and Miller’s Grove has fluctuated around the provincial average. Those would be the three areas to target if possible. As for high school, students would attend Meadowvale SS which is a solid option that performs above the city average.

The Catholic schools in Meadowvale have performed better than their public school counterparts overall. St. John of the Cross would be the neighbourhood standout (probably not so coincidentally located in the same area as Plum Tree Park) but St. Richard and St. Elizabeth Seton are also great choices with the latter getting into perennially top-ranked St. Aloysius of Gonzaga Secondary.

Meadowvale is a neighbourhood you do have to research more in terms of school boundaries, but overall the quality of education is very solid here.

Parks & Lakes in Meadowvale

Lake Wabukayne

Lake Wabukayne is a hidden treasure right in Mississauga, tucked away just northwest of Erin Mills Parkway and Britannia. Believe it or not, what we now call Lake Wabukayne started off as a storm management pond back in the 1970s. Since then, it’s totally transformed into a beautiful, naturalized spot that’s bustling with birds and wildlife.

There’s also the Wabukayne Park Trail that loops around the lake. It’s paved and super nice for either a relaxing stroll or a brisk jog. This is an amazing place to explore if you want a peaceful escape without leaving the city!

Lake Aquitaine

Lake Aquitaine is another local gem. Just like Lake Wabukayne, it is a man-made lake created in the 70s. It was originally part of a flood control plan, but now it’s another favourite hangout spot.

The lake is wrapped by Aquitaine Park, which is decked out with everything you could want for a day outdoors. There’s a smooth trail that hugs the lake—perfect for biking, jogging, or just taking it easy with a walk. Plus, there are picnic spots, a playground for the kids, and even some fitness stations if you’re up for breaking a sweat.

And if you’re into nature, you’re in luck because it’s also a great place to spot different birds and wildlife. You can also fish with lots of species to be found!

Shopping & Retail in Meadowvale

The main retail & shopping hub is the Meadowvale Town Centre located at Winston Churchill and Aquitaine Ave. This is a large neighbourhood retail centre with grocery stores, banks, home improvement & clothing stores and plenty of restaurants.

You will also find a power centre just north of Meadowvale near Winston Churchill & Hwy 401. This is where you can find large grocery stores like Canadian Superstore and Walmart along with large restaurants, clothing and home improvement stores.

You’re also about a 10-min drive from the Erin Mills Town Centre and the Village of Streetsville.

Sports & Recreation in Meadowvale

Renovated in 2016, the Meadowvale Community Centre & Library is a fantastic place that hosts a library, ice skating arenas, fitness centre, gymnasium, indoor pool, indoor walking track, outdoor basketball court and splash pad just to name a few. Grab a book and enjoy it on the reading terrace that overlooks Lake Aquitaine!

Ask Me About Meadowvale

These are the top four things people usually ask about Meadowvale!

Contact Me
  • what's it really like to live in Meadowvale?

Meadowvale is one of the most active communities in Mississauga. There are tons of parks and trails and Lake Aquitaine and Lake Wabukayne bring families out every weekend. It’s close to major highways and two GO Train stations and has lots of easy to access retail and shopping. With solid schools and affordable homes, Meadowvale is one of Mississauga’s most balanced neighbourhoods.

  • What's the commute like from Meadowvale?

The neighbourhood has two GO Train stations that take you directly to Union during morning and evening rush hour. The trains do not run outside of those times (~630-815am & 4-7pm), but the province has committed to offering all-day, two-way service by 2031. You do also have easy access to Hwy 401 and the 407.

  • Why Should I Live in Meadowvale?

Simply put, Meadowvale is one of Mississauga’s most balanced neighbourhoods. So, if you’re looking for a non-cookie-cutter neighbourhood that provides wide lots on mature streets with great schools and access to nature then you should definitely shortlist Meadowvale.

  • why should i not live in Meadowvale?

If you’re not short on budget and want easier access to the rest of Mississauga and Toronto then you may look elsewhere. The commute into Toronto will add 20-30 minutes even with all-day, two-way GO Train service.

There are also a significant amount of rental apartments in certain pockets that have aged the area. You don’t necessarily need to be in that pocket, but if that kind of thing bothers you there may be better neighbourhoods to explore.
