Meadowvale Village overview

Located in north Mississauga, Meadowvale Village is often confused with the neighbourhood of Meadowvale in west Mississauga. However, there is quite a significant difference between them.

Meadowvale was originally built in the 1970s while the vast majority of Meadowvale Village was built out in the late 90s through to the late 2000s.

There is also special part of Meadowvale Village that makes it unique – Olde Meadowvale Village. This is a very small historic village where homes have been preserved since the 1800s. Blink and you can miss it. Or check out the black triangle at the center of the map 😀

Meadowvale Village is characterized by unique homes inspired by the Olde Village while at the same time being Mississauga’s youngest neighbourhood. It has great schools, wonderful pockets of homes, is located next to one of Mississauga’s major work centres and is a short drive to Pearson airport.

The main residential parts of Meadowvale Village were planned and developed beginning in the late 90s through till the late 2000s in the area east of Mavis Road. The developers targeted a more affluent crowd than Meadowvale which initially grew out of blue collar roots.

Therefore, you’re going to find the price points in Meadowvale Village higher. You’ll also find certain pockets with very generous lots backing onto green space. In other more affordable sections, the homes will be on tighter lots with less mature streets as is typical of newer subdivisions. The standout area for me is Levi Creek at the northwest end of the neighbourhood.

The homes in Meadowvale Village are some of the most unique in Mississauga thanks to the inspiration of the historic homes in Olde Meadowvale Village. Throughout the neighbourhood you’ll find nods to the distant past!

welcome to meadowvale village

Olde Meadowvale Village itself encompasses a tiny sliver of land on the eastern edge of the Meadowvale Conservation Area. There are only about 5 streets here in total, so snagging one of these homes is a bit more rare.

Of course, there are large parts of the area where homes look just like those of any other newer subdivision. So, if you fancy some charming, old world design you can find that. And if you prefer something a bit more standard and modern, Meadowvale Village has that as well.

You will mostly find detached and semi-detached homes in Meadowvale Village, but there are a couple of pockets with townhomes and condo townhomes.

Pros & Cons

What are the Pros & Cons Of Living in MIssissauga?

Meadowvale Village median home prices

affordability

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

While these figures are updated as much as possible, it’s best to contact us below for real-time pricing.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

school zone overview

The standout school on the public side seems to be Levi Creek PS which has been a top-ranked public elementary school since its inception. David Leeder Middle is also always a consistent top-performer.

On the Catholic side, St. Barbara, also located in the Levi Creek area of Meadowvale Village, is the high scorer. At the high school level, Catholic students get access to top-ranked St. Marcellinus.

Overall this is a very good school zone with the edge going to the Catholic side.

things to do in Meadowvale Village

fun in Meadowvale Village

Anything missing from our list of the best things to do in Meadowvale Village? Reach out and let us know as we’re always on the lookout for new ideas!

There are not a TON of things to do in Meadowvale Village as it’s mostly a quiet, almost secluded pocket of the city. Most of the time, you’re going to have to venture outside of your neighbourhood to get things done.

Luckily, you do have plenty of retail nearby like The Heartland Town Centre and for recreation you have Streetsville Village and Meadowvale a short drive away.

There are SOME things to do in Meadowvale Village though, so let’s take a quick look.

Meadowvale Conservation Area

A small but awesome trail can be found in the heart of Meadowvale Village at the Meadowvale Conservation Area. This connects with the popular Culham Trail that runs alongside the Credit River and can be done in about 1-2 hours. There are also paved parts of the trail for biking.

If you’re not up for a hike you can also just enjoy the area’s open spaces as there are several picnic areas.

This is also where you can find the Olde Meadowvale Village heritage district on the southeast corner.

Meadowvale Sports Park

Located just west of Meadowvale Village is the Meadowvale Sports Park. This has 3 baseball diamonds, a large soccer field and a BMX-Mountain bike park.

Also right beside Mississauga Secondary School you can find the Mississauga Stadium & Dome. This is a huge indoor turf field used mainly for soccer.

Derrydale Golf Course

If you’re tight on time or a beginner, junior or senior then Derrydale’s Par 40, 12-hole course is perfect. It’s not the most difficult course, but it’s well-maintained with great staff and nice views.

Meadowvale Business Park

Just north of Hwy 401 and Erin Mills Parkway is the Meadowvale Business Park. This is one of Mississauga’s major work centres that houses many Fortune 500 companies. Many executives and professionals choose to live in Meadowvale Village because of the proximity to work.

Now, I know that’s not a “thing to do”, but there are plenty of services and restaurants to be found in this area because of the existence of the work centre.

So, if you don’t want to venture too far, you do have plenty of options at your disposal.

Ask Me About Meadowvale Village

These are the top four things people usually ask about Meadowvale Village!

Contact Me
  • what's it really like to live in Meadowvale Village?

This will definitely depend on the pocket of Meadowvale Village, but I personally find that because of its location it does feel isolated from the rest of the city at times. It just has a much different feel – and that’s not a bad thing at all. If you like to venture out of your neighbourhood to explore and then come back to your almost private area, this will definitely be a place to shortlist.

  • What's the commute like from Meadowvale Village?

The commute is great for those that work in Mississauga especially at the Meadowvale Business Park, in Brampton or around the airport. Travelling to Vaughan or Toronto is not too bad with easy access to the 401. There is no major GO Train nearby so that would be the main con.

  • Why Should I Live in Meadowvale Village?

If you’re looking for a unique home in a beautiful, secluded area with access to great schools and nearby retail then Meadowvale Village is a great choice. For those that work in Mississauga or nearby Meadowvale Business Park, this is the perfect spot.

  • why should i not live in Meadowvale Village?

If you need public transportation then Meadowvale Village is probably not the best choice. Also, it’s important to understand that this area falls within an “aircraft warning noise” boundary as planes from Pearson routinely fly in. Homes have been built to do with noise when you’re inside, but if you’re outside you will definitely hear and notice it at times.
