Lakeview overview

Lakeview is located on the southeast border of Mississauga entering Toronto. Lakeview is also bordered by Mineola & Port Credit to its west with Applewood & Cooksville being its nearest northern neighbours.

Lakeview shares a lot of traits with neighbourhoods like Long Branch and Alderwood in Toronto – pre & post WWII homes with infill custom homes with wide lots on quiet, tree-lined streets.

In 2005, the Lakeview Generation Station, one of Ontario’s last coal-burning sites, shut down. Since then, plans have been underway to redevelop Lakeview’s waterfront. In 2021, approval was finally granted for “Inspiration Lakeview”. This redevelopment will change the landscape of Mississauga’s waterfront. Lakeview’s waterfront will soon rival and likely surpass the waterfronts of Port Credit, Oakville and Burlington in the future.

That makes Lakeview an incredibly in demand neighbourhood as people want to get in on the ground floor of Mississauga’s next Port Credit.

The Redevelopment of the Waterfront

Before we dive into the current housing types available in Lakeview, we cannot talk about this neighbourhood without first mentioning the gigantic redevelopment of the waterfront along the lakeshore.

This has absolutely changed the landscape of the Mississauga waterfront. In the past, the touristy part of the waterfront basically ended in Port Credit as Lakeview lacked any kind of “waterfront village” to attract visitors to the area. While there were amazing parks and trails to discover, there was nothing like what Port Credit, Oakville and Burlington had to offer.

That changed with the development of Lakeview Village which finally got first approval in 2021. The masterplan was titled “Inspiration Lakeview”, and development of these lands will take place over the better part of the next 20-30 years.

The redevelopment will add 6 new neighbourhoods to the area with a mix of residential, commercial, employment, institutional and recreational uses planned. Originally developed to create 8,050 units and bring in 15,000-20,000 new residents, changes to density were re-applied for in 2023 and approved. That will see those numbers at least double to ~16,000 units which could bring in up to 50,000 new residents.

Here’s a rendering of what it will look like when it’s completed:

This change shocked the City of Mississauga and the homeowner’s associations of Lakeview. At the time of writing, this change is being petitioned to be reversed. For the latest updates on the development, please contact us directly.

For now, here is an early sketch of the scale that density could bring to the area.

The Rest of Lakeview

Ok, now onto the homes that actually exist and you can purchase in Lakeview!

Like the rest of southern Mississauga, Lakeview has an incredibly detailed history that dates back hundreds of years. Now, no one is particularly interested in that so let’s just focus on what remains today 🙂

In Lakeview, you’ll find a mix of pre and post-WWII homes – lots of bungalows, splits and 1 & 1/2 storeys. Over the last couple of decades, with land at a premium, many of these generous lots with small homes have been bought, torn down and custom homes built in their place.

There are some executive towns, condo townhomes and semis but the vast majority of Lakeview is made up of detached homes. You can find older apartments on the east end of Lakeview and a new condo has been built close to Cawthra.

There are homes in small pockets closest to the lake and parks of Lakeview just like you’d find in the rest of the neighbourhood.

Finally, like many other neighbourhoods in Mississauga, distinct sub-neighbourhoods can be found. In Lakeview, that’s Orchard Heights and Applewood Acres. More on those below…

Pros & Cons

What are the Pros & Cons Of Living in MIssissauga?

Lakeview median home prices

affordability

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

While these figures are updated as much as possible, it’s best to contact us below for real-time pricing.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

Lakeview schools

School information is updated yearly. Use the form below to download a copy of the latest school rankings.

In 2018, due to low enrollment, Gordon Graydon SS was closed. This didn’t come as a surprise to residents as the population of the neighbourhood has aged significantly in recent decades. Students living in Lakeview now go to the wonderful Cawthra Park SS which is home to Mississauga’s Regional Arts program.

On the Catholic side, you have the top-ranked St. Edmund Elementary and St. Paul Secondary. This makes Lakeview a great choice for those looking for quality education for their children.

With the redevelopment of the lakefront and potentially 50,000 new residents coming into the neighbourhood, dedicated schools will need to be planned for within that community. The effect that has on the rest of the levels of school will also need to be planned for. For the latest updates, please make sure to contact us before starting your home search.

Parks in Lakeview

If you’re planning to check out the parks in Lakeview you’re in for a treat. There are tons of great spots, especially along the lakefront.

Start with the Lakefront Promenade which is a massive waterfront park made of up three parks connected by trails: R.K. McMillan, A.E. Crookes and Douglas Kennedy. You can get incredible views of the Lake at R.K. McMillan and can do some kayaking. At A.E. Crookes you can enjoy some boating and fishing. And Douglas Kennedy has playgrounds, splash pads and picnic areas.

You also have Cawthra Park which is an amazing spot for a walk in nature right in the heart of the city.

Each park has its own vibe and amenities, whether you’re looking to get active, relax, or just enjoy some beautiful scenery.

Recreation in Lakeview

The truth is, right now, most residents are going to use Port Credit as their main hub for meeting up with friends for lunch, dinner, nightlife etc. Once you go east past Cawthra Rd, the Lakeshore strip turns a bit gritty with just random bits of retail and industrial businesses.

But, there are still some pretty cool activities you can do within the neighbourhood. It may not be for everyone, but you have the Port Credit Yacht Club, the aforementioned Lakefront Promenade and two private golf courses within a few minutes.

Cawthra Park is also home to the Carmen Corbasson Community Centre (renovated and completed in Spring 2025), Mississauga Senior’s Centre and the Port Credit Lawn Bowling Club.

You can also check out the Lakeview Farmer’s Market that runs on Sundays from May – October.

Once the redevelopment of Lakeview Village is complete, this list is going to be very long. Make sure to check in with us to get an update on its status.

Ask Me About Lakeview

These are the top four things people usually ask about Lakeview!

Contact Me
  • what's it really like to live in Lakeview?

This depends on what you want! Do you want the secluded, exclusive pockets of Orchard Heights and Applewood Acres? Or do you want to be closer to the Lake and Port Credit? Either way, you’ll be hard-pressed to find anyone complaining about life here. It’s one of the top neighbourhoods in Mississauga.

  • What's the commute like from Lakeview?

As a commuter, this is one of the best spots in Mississauga. Two GO stations nearby and access to Toronto via the Queensway, Lakeshore and the QEW. There will be traffic and construction on the Lakeshore, but that’s kind of the reality of life in the GTA. The payoff will certainly be worth it.

  • Why Should I Live in Lakeview?

If you have the budget, it’s simply one of the best neighbourhoods in Mississauga. Great location, great schools, access to some of the nicest views of nature in the entire GTA…I could go on. And for those with a more modest budget, there are opportunities to get into smaller homes. So if you’re handy, this can be a great way to get into an amazing location.

  • why should i not live in Lakeview?

Unless you need to be further west, there aren’t many great reasons to avoid Lakeview. Perhaps you’re looking for a larger, more updated home then it might be easier to find that in Lorne Park. Or you don’t want to live through the redevelopment and want something more mature and established like Port Credit.
