Erin Mills real estate

home styles in Erin Mills

Erin Mills real estate is characterized by the pleasing aesthetic of 1970s and 1980s development with wide streets, generous lots and a combination of 2-storey brick homes and various styles of splits.

The great thing about Erin Mills is that there is something for everyone. This was, and still is for the most part, a traditional working-class neighbourhood. You have smaller detached homes, semis, towns, condo towns and old and new condo apartments that can be found throughout Erin Mills.

There are a few sub-neighbourhoods within Erin Mills that are important to understand. Here’s the map again for your reference:

In black, west of Winston Churchill, you have “West Erin Mills” which was developed last in the 1980s. Streets and lots are a touch smaller here but home sizes are still generous and you can find smaller detached homes for good value.

East of Winston Churchill you will find “Pheasant Run” (yellow), “Sawmill Valley” (blue) and “Council Ring/South Common” (purple). These areas were developed first beginning in the 1970s. You can really see the uniqueness of style and design of that era especially in the Pheasant Run and South Common area inside of Council Ring Road.

Sawmill Valley is the most sought after pocket of Erin Mills while South Common is traditionally home to some of the most affordable homes in Erin Mills including condo towns and condo apartments.

Finally, you have the small enclave (in green) just east of Sawmill Valley tucked behind Mississauga Road/Burnhamthorpe nestling up against the Credit River. This is one of the nicest pockets in Mississauga and is home to many executive and luxury homes.

school zone overview

The public school zone in Erin Mills went through significant changes in the 2010s with the closure of multiple schools to accommodate a shrinking population. However, Sawmill Valley PS remains the gem of this boundary and one parents can continue to aim for. At the middle and high school level things are a bit less rosy in terms of rankings but it’s not a neighbourhood to shy away from at all.

On the Catholic side performances have been better including two top-ranked elementary schools and Loyola SS which has ranked very well and includes French Immersion and a Sports specialist program. Keep in mind that anyone can attend a Catholic high school (subject to enrollment caps).

Parks & Trails in Erin Mills

Erin Mills is perfect for families and those who love to explore the outdoors. Mississauga has many extensive trails and if you’re living in Erin Mills you can take full advantage of several of them.

You have the Burnhamthorpe Trail runs from Loyalist Drive in Erin Mills all the way across the city to Garnetwood Park in Applewood. The trail is completely uninterrupted through downtown! There are also links to the Sawmill Valley Trail and Glen Erin Trail (both in Erin Mills) and the Etobicoke Trail! The trail is also multi-use so it can be used by everyone from hikers and bikers to skaters.

The Sawmill Valley trail starts at the famous Erindale Park. It crosses the Credit River and follows Sawmill Creek. From here you can get some of the nicest views of nature in Mississauga.

You can also check out the Glen Erin trail that begins at the South Common Community Centre and eventually links to the well-known Culham Trail. This is another gorgeous one that allows the use of bicycles on and off roads, through urban and natural settings.

There are also ~30 community parks within Erin Mills and you’re next door to Erindale Park which is one of Mississauga’s biggest and most popular spots.

Shopping & Amenities

Besides the active outdoor lifestyle, Erin Mills is also a great hub for retail. Now, within the actual community itself you only have the South Common Mall which is not the most modern but has the things you need. However, you’re situated very close to the Erin Mills Town Centre, Sheridan Mall and all of the retail that lines Winston Churchill west of Dundas up to the border of Oakville.

From the east end, Square One is also about a 10-minute drive away, so you have so many choices at your disposal. As someone that’s lived in this area, it’s really hard to describe just how convenient it is to have everything within a short drive away.

You also have the Erin Mills Farmer’s Market that runs on Thursdays from mid-June to mid-September at the Erin Mills Town Centre.

Community Centres, Sports Parks & Activities for Kids

Along with the nearly 30 community parks you also have the newly renovated South Common Community Centre (Summer 2027) and Ninth Line Sports park. In West Erin Mills there is a commercial area filled with businesses like martial arts, gymnastics, escape rooms and children’s playplaces.

This is a really convenient place to sign your kids up for activities on the weekend as it’s less than 5 minutes away for most Erin Mills residents.

For the adults, check out LifeTime Fitness at Winston Churchill and the 403. It’s still the biggest gym I’ve ever seen!

University of Toronto-Mississauga

On the east end of Erin Mills is the University of Toronto-Mississauga campus. This provides the neighbourhood with even greater charm as the gorgeous campus is surrounded by some of the nicest streets and homes in Mississauga.

Built in 1967, and originally named Erindale College, it’s grown from a temporary building to the 2nd-largest division of the University of Toronto with over 15,200 undergraduate students. So for those planning for the long-term, you don’t have to send your kids all the way downtown or hours away to get an incredible education.

Ask Me About Erin Mills

These are the top four things people usually ask about Erin Mills!

Contact Me
  • what's it really like to live in Erin Mills?

Life in Erin Mills is peaceful and quiet with lots of great parks and walking trails. Communities feel a bit tighter here – a throwback to the days when kids could play street hockey with small crescents and courts tucked neatly away. It’s also a very convenient place to live with everything a very short drive away. You have everything you really need right around you.

  • What's the commute like from Erin Mills?

For those in the north end you have easy access to Hwy 403 that leads to Toronto (via 401 or QEW) or west to Oakville and beyond. The Erindale GO station is a good option as well for those in the north and east ends.

For those in the south end, the QEW is a short drive away and Clarkson GO station is not much further and puts you on the more direct express GO train into downtown Toronto. Overall, this is a pretty good area for commuters especially for families going in opposite directions each day.

  • Why Should I Live in Erin Mills?

Are you’re looking for an affordable detached home in Mississauga with wide, tree-lined streets? Are you active and like exploring parks and trails? Do you like having an unlimited amount of retail within a short drive? If so, Erin Mills is one of the best and most family-friendly neighbourhoods to call home.

  • why should i not live in Erin Mills?

The two main reasons for not choosing Erin Mills would be the commute and schools. While commuting is very easy from here, if anyone wants a shorter commute into Toronto they’ll want to be a bit closer to a GO station or further east. In terms of schools, there are a few pockets where schooling is not great especially on the public side.
