Cooksville overview

Cooksville is located in south-central Mississauga west of Applewood, south of Square One, east of Erindale and north of Mineola separated by the QEW. Cooksville has easy access to the Hurontario LRT, Cooksville GO station, the QEW, downtown Toronto and the rest of Mississauga.

Cooksville is home to the Hurontario/Dundas intersection which used to be the city’s “downtown”. This area has unfortunately become a bit rough around the edges over the years. However, the city has committed to redevelopment of the area and most of the surrounding pockets are fantastic places to call home.

Areas like Clayhill and Paisley have lots of affordable options and amenities nearby and Gordon Woods is one of the nicest, most secluded pockets of homes in the city.

Cooksville is a great option for those seeking affordability while having great access to public transportation and the rest of the GTA.

Cooksville real estate

home styles in Cooksville

Cooksville is one of the most affordable neighbourhoods for families looking to own their first home. Cooksville real estate is split up between the plethora of condos in the Dundas & Hurontario area near the City Centre, the condo townhomes that line Dundas west to Mavis, and the semi and detached homes in Clayhill, Paisley and east of Hurontario towards Cawthra Road.

For first-time home buyers, downsizers and new immigrants, consider the apartments near the Cooksville GO station on Hillcrest. These are good value for the space and location and maintenance fees are reasonable.

There is also an exclusive pocket of homes behind the Trillium hospital west of Hurontario called Gordon Woods. This area was originally developed in the 1800s and over time has retained its charm and character. In the 80s and 90s, many of the homes that were originally built in the 30s to 50s, were torn down with large custom homes built in their place.

However, not every home here is considered a luxury home. There are plenty of quite “normal” family homes here on great lots that are not out of the range of affordability.

Outside of that pocket I particularly like the Paisley area between Mavis and Stillmeadow and the pocket near Camilla Park. You get great access to the rest of the city while getting to enjoy quiet, beautiful streets.

Pros & Cons

What are the Pros & Cons Of Living in MIssissauga?

Cooksville median home prices

affordability

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

While these figures are updated as much as possible, it’s best to contact us below for real-time pricing.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

Cooksville schools

best schools

School information is updated yearly. Use the form below to download a copy of the latest school rankings.

school zone overview

On the public side the school scores have traditionally not been the strongest outside of Corsair PS which is now a full-time French Immersion school. However, both Cashmere Avenue and Floradale have performed well in the past and are located in great neighbourhoods. It’s at the high school level where we see a large divide in quality with some areas tracking to T.L. Kennedy which is one of the poorer high schools in Mississauga. Whereas some areas track to Port Credit SS which is a top-ranked high school.

On the Catholic side, things do look quite better with three schools ranking traditionally among the top 20% in the city. However, again at the high school level we see a dropoff. Only one pocket gets you into higher-ranked St. Paul Secondary.

Overall, this is a school zone that you really need to understand before you purchase in Cooksville.

Parks in Cooksville

In 2023 the City of Mississauga acquired 20 new hectares of land to expand and redevelop Iggy Kaneff Park (formerly Camilla Park) and Cooksville Park. The area has traditionally lacked in green space and with an influx of people to Cooksville over the last 20 years this was project was sorely needed.

Over in Clayhill you have access to Brickyard Park which also completed an expansion in 2023. While it already hosts two baseball diamonds, two parks, a soccer field and a splash pad, further expansion work brought fitness stations and a cricket batting cage.

This also where locals sled in the winter as there is a large hill that goes down from the school towards the walking path.

Retail & Restaurants in Cooksville

Cooksville is a hub for retail and international food with over 100 cultures calling the neighbourhood home. Here you will find most of the best international food in the city.

From West Indian to Chinese to Korean, there are lots of options. If you’re a fan of Korean food, you’ll also find PAT supermarket here. This is my go-to spot for stocking up on kimchi!

Ask Me About Cooksville

These are the top four things people usually ask about Cooksville!

Contact Me
  • what's it really like to live in Cooksville?

Life in Cooksville is very convenient as it is situated right in the heart of Mississauga just south of the City Centre which boasts the majority of the city’s retail and entertainment amenities. Busy during the day, but quiet at night, Cooksville is a relic of the old Mississauga that is at times still trying to find its place in the increasing modernity of the city.

  • What's the commute like from Cooksville?

Cooksville is great for those that need to commute. You have the Hurontario LRT and the Cooksville GO station nearby along with easy access to the QEW.

For those families that work downtown or just west of Mississauga, living in Cooksville is a great option.

  • Why Should I Live in Cooksville?

Cooksville is great for those looking to get into the market and want a central location in the city. There are lots of affordable areas to choose from that give you easy access to the rest of Mississauga and Toronto.

You also have easy access to great restaurants, international grocers, parks, amenities and a major hospital nearby.

  • why should i not live in Cooksville?

Cooksville does not have a good reputation for schools at the high school level unless you’re in the pocket that leads to Port Credit SS. The area around Hurontario & Dundas is also still quite gritty, so if it bothers you to live just outside of those in more middle-class or affluent pockets then you’ll want to consider other areas of the city.
