Looking across Lake Ontario on the shores of a public park in Clarkson

Clarkson overview

Clarkson is located in southwest Mississauga bordering Oakville to the west, Lorne Park to the east and Erin Mills to the north. It has easy access to the QEW and the Lakeshore and is home to a major GO station stop which gives commuters easy access to downtown Toronto.

Clarkson, originally Clarkson Village, is one of the few neighbourhoods in Mississauga that has its own “main street” vibe as it was incorporated into Mississauga in the 1970s. So rather than just big box stores and chains, you’ll instead find over 140+ diverse businesses lining their strip of the Lakeshore.

With a mix of subdivisions, an industrial backdrop and its village roots planted along the Lakeshore, it has a bit of everything – and that’s what makes it one of Mississauga’s most unique neighbourhoods.

Clarkson real estate

home styles in Clarkson

Clarkson is essentially split into two universes – Park Royal (a subdivision created in the 50s and 60s) where the working-class of Mississauga have called home for the last 70+ years and the estate homes southeast of the Lakeshore/Southdown intersection. There is also a pocket east of Southdown Rd and West of Clarkson Road that often gets confused for neighbouring Lorne Park.

As you can imagine, the estate homes are close to Lake Ontario and are full of gorgeous tree-lined streets and expensive multi-million dollar homes. That area is very similar to its more affluent neighbour Lorne Park.

Park Royal has a home type for everyone from apartments and condos to townhomes, semis and more affordable detached homes. These are mostly of the post-war style of the 50s and 60s, so lots of splits, smaller 2-storey and bungalows.

While some pockets have not been well kept or modernized, this has been changing over the last 15-20 years as more affluent people have moved into the neighbourhood. This has seen them upgrade their homes, both inside and out, and helped to gentrify many areas.

While Clarkson is one of Mississauga’s most affordable areas, you’ll still pay a premium for anything really turnkey. If you’re handy or don’t need the 2500sq.ft, 2-storey detached home then there will be many affordable options.

Pros & Cons

What are the Pros & Cons Of Living in MIssissauga?

Clarkson median home prices

affordability

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

While these figures are updated as much as possible, it’s best to contact us below for real-time pricing.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

school zone overview

Much like the real estate, there is a gulf in test scoring when it comes to Clarkson public schools. At the elementary level, the school that resides in the more affluent area, Owenwood PS, is a traditionally top-10 ranked school. While the two that are in the Park Royal area are usually near the bottom.

Things aren’t much better on the Catholic side where Clarkson catholic elementary schools all sit at or below the provincial average. Things are a bit better at the high school level, but Iona Catholic SS is not typically seen as a top-ranked school.

Ask Me About Clarkson

These are the top four things people usually ask about Clarkson!

Contact Me
  • what's it really like to live in Clarkson?

Whether you live in Park Royal or the multi-million dollar enclaves, what’s great about Clarkson is that it’s totally accessible to everyone. The amount of nature and parks on your doorstep is incredible. You can also walk along the Lakeshore and explore the restaurants and bars that make up Clarkson Village. While Clarkson has been gentrifying, it still retains a lot of its roots – and that might be a big draw for some.

  • What's the commute like from Clarkson?

Clarkson has great transportation options. With the Clarkson GO station right next door and easy access to Lakeshore and the QEW, Clarkson is a great option for those that work in downtown Toronto or in Oakville, Burlington or Hamilton.

  • Why Should I Live in Clarkson?

Clarkson is a great choice for those that love parks, trails and the water. You also have easy access to Toronto, a village vibe and very affordable housing with spacious lots!

  • why should i not live in Clarkson?

You’re looking for a picturesque, cookie-cutter neighbourhood with lots of big box stores. You’re also looking for top schools. If you have to have both of those things, there are better options in Mississauga. However, Clarkson is one of the most affordable neighbourhoods, so if you’re looking to get into the market, this is a great place to start. Many young people and families are moving here, so I do expect some improvement at least on the school front in coming years.
