Applewood overview

Applewood is located on the very east end of Mississauga bordering Etobicoke with Cawthra Rd to the West, Dundas St to the South, Burnhamthorpe Rd to the North, and extends towards Etobicoke Creek past Dixie Rd to the East.

I’ve dubbed Applewood the “Etobicoke of Mississauga” as these two areas sort of bleed into each other. The closest major Mississauga neighbourhoods are Rathwood to the north and Lakeview to the south.

The best part of this neighbourhood is its access to parks, trails and amenities. This is a great place to raise an active family that loves the outdoors.

Parks are aplenty and every evening in the summer they are bustling. It feels like you’ve stepped back in time to when everyone got out on their bikes and played on the street for hours until dinner.

home styles in Applewood

Most people wanting to move to Applewood are seeking the wide and spacious lots you just don’t get from newer subdivisions. However, like most suburban neighbourhoods, you can also find semi-detached, townhomes and apartments.

With Applewood being an older neighbourhood, you will find many outdated homes that allows for a lot of personal customization. So if you’re handy and looking to put your mark on your next home, Applewood could be a great place to look.

And if you want something more turnkey, there are many more options available. Homeowners have stayed long-term and upgraded their homes and this has been a more popular fix and flip neighbourhood in Mississauga.

Here is an aerial view of the neighbourhood of Applewood. Lots of green, trees and plenty of space for homeowners.

Applewood median home prices

affordability

Below is the median sales price per home type. The median sales price is the price where half of the listed prices are higher and the other half are lower than it. This better represents affordability than the average sales price.

While these figures are updated as much as possible, it’s best to contact us below for real-time pricing.

Finally, please note that “Condo” includes condo townhomes while “townhome” includes both freehold and common element fee townhomes. If you see a dash (-), then this home type has not seen a sale in at least the last 180 days.

Parks & Recreation in Applewood

When it comes to embracing an active, outdoor lifestyle, Applewood has you covered.

Here are a few great options:

  • Fleetwood Park: Offers peaceful trails to escape into nature
  • Applewood Trail: 3km trail that follows the Little Etobicoke creek. There are great spots to stop and let the kids play like Rathwood District Park and Applewood Hills Park.
  • Burnhamthorpe Community Centre: Newly renovated in 2024, it now features a state-of-the-art Aquatic Centre and Fitness Centre with a dedicated fitness studio, as well as multi-purpose rooms and a double gymnasium.
  • Burnhamthorpe Library: After a major reno in 2011, it now offers a wide variety of materials for borrowing and a fireplace lounge reading area. There are also lots of programs on offer for all ages. My daughter particularly loved the dance classes here!

Multi-Cultural Food Hotspot

Applewood is definitely an area to explore if you love East Asian food. This is where people explore the Mississauga Chinese Centre and you’ll find some of the best Korean restaurants in this area like Sikgaek Korean Restaurant & Bar.

For Portuguese food you have Leão D’ouro and Texas Longhorn is one of the few places you can find southern US food.

Shopping & Retail

Applewood is super well-located with Rockwood and Applewood Hills Plaza taking care of your everyday needs. For major retail, Square One Shopping Centre, Sherway Gardens in Etobicoke and the Dixie Outlet Mall are all a very short drive away.

Ask Me About Applewood

These are the top four things people usually ask about Applewood!

Contact Me
  • what's it really like to live in Applewood?

Applewood is one of Mississauga’s most matures areas and many more established families make this their “move up” neighbourhood.

While some pockets are perhaps a little “gritty”, it’s a very safe neighbourhood. Most of it is spacious, green and tranquil – this is a great spot for those looking to be close to amenities while maintaining a quiet lifestyle.

  • What's the commute like from Applewood?

Applewood is situated in one of the best areas in Mississauga for commuters. Dixie GO station is within a short drive for the downtown folk and you’ve got easy access to the QEW.

For commuting to amenities, you have Burnhamthorpe Community Centre in your backyard and three major malls all within about 15-20 minutes.

  • Why Should I Live in Applewood?

If you want easy access to downtown Mississauga and Toronto along with a more mature, established community then Applewood is a great place to live.

And if you’re looking for generous lot sizes and don’t mind putting in some sweat equity, this is a great place for a long-term investment.

  • why should i not live in Applewood?

The feedback I get the most is people aren’t comfortable with the mix of industrial and rental apartments throughout the neighbourhood. Applewood is an older neighbourhood, so if you’re looking for a more suburban, cookie-cutter place to live this wouldn’t be the place to shortlist.
