South End Guelph overview

Located on the very south end of Guelph just north of Kortright West and Kortright East, South End Guelph is easily one of Guelph’s best neighbourhoods.

With newer homes, easy access to the 401, top schools and huge amounts of retail within walking distance, South End Guelph is a great place to call home.

There are affordable condos for young professionals and first-time home buyers and tons of townhome and detached homes for growing and mature families or downsizers.

With the city continuing to invest in the expansion of South End Guelph, there is even more to look forward to in the future.

South End Guelph real estate

home styles in South End Guelph

South End Guelph is comprised of some of Guelph’s newest communities. First developed beginning in the late 1990s, South End Guelph real estate and the surrounding areas have exploded thanks to well-planned and executed city and developer masterplans.

With large retail plazas providing every amenity you need, South End Guelph has become a huge destination for those seeking a family-friendly neighbourhood with top schools and easy access to Hwy 401.

There are currently three more well-known pockets – Westminster Woods, Pineridge and Clairfields. Westminster and Pineridge share the same community boundaries while Clairfields is located west of Gordon Street making it is easier to distinguish.

As for Westminster/Pineridge, because they’re located in the same area and with the introduction of even more new development in surrounding areas in the 2010s and 2020s, the community is now viewed as essentially one big neighbourhood.

For now, we’ll separate Clairfields from Westminster Woods/Pineridge and take a closer look at the real estate options in both communities.

Westminster Woods/Pineridge

Developed starting in the late 90s and continuing to expand till this day, this area has become one of the most desirable neighbourhoods in Guelph.

The area has exploded over the last 20 years to become one of the best planned suburban communities in Ontario. The community has a mix of detached, semi-detached, townhome and mid-rise condos with many community parks and interconnected and well-maintained walking trails throughout.

Much like East End Guelph, you are going to find newer homes are well-designed and appointed inside, but lot sizes are going to be smaller than older neighbourhoods. You can still fit a pool in many homes in Westminster Woods but it will take a more premium home to also get backyard space with it.

While the home above would be on the higher scale of homes in the area, there are plenty of smaller detached homes that are more affordable. You can also find small bungalows or bungalofts for those looking to downsize but still own a relatively new home. There are also semi-detached and freehold townhome options for those looking to break into the community at a more affordable price.

Clairfields

Clairfields is a smaller pocket of homes (developed in the late 90s and early 2000s) just west of Gordon Street that backs onto Preservation Park. The retail plazas at the intersection of Clair & Gordon are within walking distance, but there are no schools located within it. Residents would send children over to Westminster Woods PS in the neighbouring subdivision.

However, because this area has more homes that back onto Preservation Park, you have more options here for homes with larger lots.

Like Westminster Woods, this home would be considered premium in Clairfields. There are many more smaller detached homes available that will be more affordable.

Also, while there are no semis or townhomes in Clairfields, there are condo townhomes and newer midrise buildings south of Clair where the border between Clairfields and Westminster Woods admittedly gets a little more blurry. The 2010s and early 2020s saw many more midrise and condo buildings come to the area to continue to help with the demand for housing in the city.

If you move the map to the left you’ll see a new condo townhome development and to the right, across Gordon Street, are condos called “Gordon Square”. This whole area on both sides has been developed along with all of the retail just north on Gordon towards Clair.

Finally, there is a small pocket just west of Gordon at Clairfields where original homes from the 60s and 70s once stood that have been bought by developers. Some of the original homes still remain but the majority of the area has been redeveloped with detached homes, townhomes and even mid-rise condos. Streets have slowly been developed since the mid-2000s with new sets of homes popping up well into the 2020s.

Rolling Hills

I thought it would be good to mention another area of South End Guelph in case you’re driving by and say to yourself “what area is THAT?”

Rolling Hills sits just south of Clair Road closest to Victoria and is compromised of four streets and ~50 ultra mansions on enormous “hilly” lots – hence the name Rolling Hills. So, if you’re looking for ultra luxury then you can’t ask for a better location.

Parks in South End Guelph

Westminster Woods/Pineridge have a ton of community parks available allowing families and children to easily walk or bike to any number of them.

Here are a few of the parks:

Note* – Parks with an asterisk beside them mean they have outdoor community rinks in the winter!

Orin Reid Park is the largest of the community parks in Westminster Woods. There is a masterplan to further expand the park with a splash pad, pavilion area with seating, softball diamond with backstop, more bench and bike racks, more trees and an entrance wall off Goodwin Drive planned to come.

The largest community park in South End Guelph is the South End Community Park. This is located right next to Bishop Macdonell high school and includes Nick’s Dragonfly Playground which has a wonderful splash pad. The area also includes Larry Pearson Park which is a collection of three baseball diamonds and you can also find tennis and basketball courts.

South End Community Centre

Located right between Bishop Macdonell high school and the South End Community Park is the South End Community Centre. South End Guelph had desperately needed a community centre and the city delivered with $115M project finally approved in 2023.

The South End Community Centre is a 160,000 square foot facility with twin ice pads, aquatic centre with a lap and teaching pool, double gymnasium, walking track and multi-purpose rooms, all connected by a central lobby. The community centre will connect with the South End Community Park and Larry Pearson Park.

Walking Trails & Wetlands

Guelph emphasizes the importance of their natural heritage systems and recognizes how it can help contribute to the quality of life of its residents.

That’s why when the masterplan of this community was developed, it included extensive walking trails that connected the neighbourhood setback nicely from the wetlands at the centre of it all.

You will find people walking the urban trails day and night and they’re also great for cycling and jogging.

Retail & Shopping in South End Guelph

When I first moved to Westminster Woods back in 2004 there was no grocery store. There was only one small plaza and the only restaurant was Shoeless Joe’s. Now you would hardly recognize the neighbourhood as the amount of retail has exploded over the last 20+ years.

At the intersection of Gordon & Clair there are now THREE grocery stores all within a block of each other along with a movie theatre, gym, banks, restaurants, LCBO, doctors offices, pharmacies – the list goes on. You can walk to dinner and a movie or a workout. It’s now one of the most convenient areas to live in all of Guelph.

Ask Me About South End Guelph

These are the top four things people usually ask about South End Guelph!

contact me
  • what's it really like to live in South End Guelph?

Having lived in Westminster Woods for many years, I can truly say that this is one of Guelph’s best neighbourhoods. There is easy access to the 401 with lots of retail close by and great walking trails for evening strolls. It’s also an incredibly safe neighbourhood and it was always great seeing people out and about in the community every day. The university is only 10 minutes away and downtown only about 15 minutes, so it never felt like you were stuck in just your end of town.

  • What's the commute like from South End Guelph?

South End Guelph is less than a 10-minute drive to the 401. The university is only about 8-10 minutes by car or hop on the #5 bus and it takes about 15 minutes. Downtown is about 12-15 minutes by car or about 30 minutes by bus (take the 5 and transfer to the 99 at the University Loop or walk to Gordon/Clairfields if you want to take the 99 direct downtown).

The city is growing and more busy, but if you’re used to a little bit of congestion during busy times, Guelph traffic will feel like a breeze in comparison. If you need to be in the GTA regularly because of work or family, South End Guelph is your best choice.

  • Why Should I Live in South End Guelph?

If you want to live in the newest community with the best access to retail and best schools then South End Guelph is the best place to be. It’s an incredibly safe neighbourhood with access to great parks, a community centre, tons of retail and everyday services and easy access to Hwy 401.

  • why should i not live in South End Guelph?

If you are on a tighter budget and want a home that has a larger lot, then there are better options in North End Guelph. If you aren’t tied to the 401 and want to be close to the core because you want a closer-knit community group and access to downtown, then a place like Exhibition Park might be a better fit.
