Kortright Hills overview

Located west of Kortright West, Kortright Hills is a small neighbourhood tucked away behind Highway 6 (The Hanlon) in Guelph’s south end.

Because of its location, only really the residents of Kortright Hills need to travel to it which makes it desirable for those looking for a quiet, relatively low traffic neighbourhood.

The neighbourhood has three parks and nice trails for daily or nightly walks. It has also has one of the top public elementary schools in the city along with a YMCA that provides childcare options and activities for the whole family.

With a great mix of home sizes and styles, Kortright Hills is a great choice for a growing family, first time buyer or downsizer looking for a quiet community to call their own.

home styles in Kortright Hills

The majority of Kortright Hills real estate was developed starting in the mid 1980s and through to the late 1990s. In the 2000s another small pocket was developed. The remaining land is a combination of farmland, wetland and a large section of commercial properties which is located far away from the residential homes. Because of the makeup of the community, there are many homes that back onto these protected areas.

The neighbourhood consists of three different pockets each separated by forested land or farm/wetlands. We’ll call them “Woodland Glen”, “Mollison Park” and “New Kortright Hills”.

Woodland Glen

Considered the earliest of the developments in Kortright Hills, Woodland Glen is surrounded by forested lands and set back nicely from Highway 6 to create a very peaceful, residential feel. Homes here were developed from the mid-80s through until the late 90s.

You will find a good mix of 2-storey, detached homes (along with the occasional bungalow) with generous lot sizes on mature, tree-lined streets.

Mollison Park

While not an official name for the area, this is the name of the park at the centre of this pocket that sits just behind Kortright Hills public elementary school. This section was developed from the late 80s through to the late 90s.

Like Woodland Glen, the area has many 2-storey, detached homes on generous lots. You will find many neighbours here with a pool.

However, you can also find a good mix of housing and affordability here. There are smaller detached homes including bungalows and splits, smaller lots and even a couple of pockets of condo townhomes for those looking something more affordable.

New Kortright Hills

For lack of a better name, we’ll call this third and final pocket New Kortright Hills as it was the latest pocket of homes that were built starting in the early 2000s.

This small pocket contains mostly detached, 2-storey homes as well but you can find a small section of semis and a small community of condo townhomes.

While you can find a good mix of home sizes here, lot sizes are generally smaller overall as is common with development starting in the 2000s. There are good options for smaller detached and bungalows which is a great fit for first timers and downsizers.

Parks in Kortright Hills

There are three parks in Kortright Hills with one located in each major pocket: Woodland Glen Park, Mollison Park* and Kortright Hills Park.*

Note* – Parks with an asterisk beside them mean they have outdoor community rinks in the winter!

Woodland Glen is home to a baseball diamond while Kortright Hills is home to a small playground. The largest park is Mollison Park which is located just north of Kortright Hills PS. It has a baseball diamond, tennis & pickleball court, a playground.

There are also pedestrian trails that run throughout the neighbourhood which make for great walks year round.

Retail & Shopping in Kortright Hills

Kortright Hills is limited to just one small retail plaza which has a convenience store and pharmacy among a few other small businesses.

However, that doesn’t mean it’s a trek to get what you need. A two-minute drive puts you at Guelph’s largest mall – Stone Road Mall and there are several other retail plazas in the area including those easily accessible in neighbouring Kortright West.

So, while you don’t have retail in your backyard, you’re also not far away from all of it. For Kortright Hills residents, that’s a huge bonus of living in the area.

You’re also only about a 5-minute drive from all of the retail in South End Guelph giving you tons of options within just a few minutes of your house.

Ask Me About Kortright Hills

These are the top four things people usually ask about Kortright Hills!

contact me
  • what's it really like to live in Kortright Hills?

Life here is pretty quiet. Kids can walk to school (on the public side), there are nice walking paths/trails and there isn’t much through-traffic. You have the YMCA over in Woodland Glen to use for recreation or childcare and lots of retail once you leave the neighbourhood. The community group is active and helps plan and share lots of activities around Guelph.

  • What's the commute like from Kortright Hills?

Despite being quieter and more isolated, it’s actually pretty well located for both retail and commuting. You’re right off Hwy 6 which gives you easy access to the north and south ends of Guelph as well as the Stone Road Mall, South End Guelph retail and Hwy 401.

You’d also think it’s strictly a driver’s community, but the buses run through here and take you directly to the University of Guelph in about 20 minutes. Getting downtown, however, does require a transfer and a total ride of about 35-40 minutes. By car it’s about 10-15 minutes depending on traffic.

  • Why Should I Live in Kortright Hills?

If you want to live in one of the nicest and quietest areas in Guelph while still being close to everything, Kortright Hills is a good choice. While housing prices used to be much cheaper here, the gap has shrunk in recent years. However, it’s still good value and you get access to a top elementary and high school.

  • why should i not live in Kortright Hills?

If you need to be within walking distance of amenities then Kortright Hills is not the place for you.
