Kortright East overview

Kortright East is Located just south of Old University, east of Kortright West and north of Pineridge/Westminster Woods.

Kortright East has grown quite significantly since the late 2000s as new development has popped up in the east and south parts of the neighbourhood.

It is still home to some of the most beautiful homes and streets in Guelph and has now added new pockets to help serve Guelph’s surging population.

While the area is entirely residential, it’s located close to major retail and amenities in all directions giving homeowners in the area lots of options. The area is also home to some of the top-ranked schools in Guelph and great community parks.

Overall, this is a premium neighbourhood in Guelph and one of its most desirable.

home styles in Kortright East

Kortright East is a premium neighbourhood with some of the nicest streets and homes that you will find in Guelph. However, you can also find a good mix of home types and price points.

This neighbourhood started out in the 1960s near the north end closest to the University. Development continued south and west through the 70s and 80s with large pockets in the centre and southwest being built throughout the 90s. In the 2010s, pockets of new development popped up in the east and south ends.

There is also an area in the northeast of the neighbourhood reserved for a huge 55+ active community called “Village by the Arboretum”. This is a gorgeous community filled with mainly bungalows and mid-rise luxury condos along with tons of amenities and services for residents.

For now, let’s take a look at some of the other pockets and the home styles available in Kortright East.

The above is an example of a premium mid-1960s home in the northwest corner of the neighbourhood near the University. This pocket of homes including ones off of Monticello are some of the most gorgeous in Guelph.

Looking for something slightly more affordable? Check out this pocket of 70s-built homes west of MacAlister Park:

I love the homes built on this street. Great wide, peaceful streets with unique styles and facades on every home.

Ok, so you’d like something a bit newer? Perhaps more 80s and 90s traditional? There are different options throughout Kortright East but the pockets near Robin Road Park are probably my favourite:

For those looking for something even more modern, the area around École Arbour Vista French Immersion PS and Jubilee Park offer some great options built in the early to mid-2010s:

For the late 2010s and into the early 2020s, head a bit further south of Jubilee Park:

As you can see above, not every home is a 3500+sq.ft monster. There is a really good mix of premium and standard homes throughout Kortright East.

For semis, towns, condo townhomes and condo apartments you will find these in the newer pocket of developments in the south and east parts of Kortright East.

Parks & Recreation in Kortright East Guelph

Jubilee Park

Fully completed in 2016, this is the go-to spot for many families in Kortright East. It has a great set of playgrounds including a more natural playground for the toddlers. And to get out of the sun or rest there’s a gazebo to catch some shade.

You can play tennis or pickleball on the courts and in the winter the area is turned into an outdoor community rink! There is also a butterfly garden, game tables and public art. This is a great neighbourhood park!

Other parks to explore in the neighbourhood are the wonderful MacAlister Park which has a soccer field that also turns into an outdoor rink in the winter!

There is also Robin Road Park (there is a trail that leads into a small forested area) and Bathgate Park which is a small, simple playground with swings. Nice spot to go if you want to get away from the busier parks in the neighbourhood.

The Arboretum at the University of Guelph

Located on the east side of the university just across Stone Road, “The Arboretum” began its evolution way back in 1970. There are over 400 acres of diverse plant collections, beautiful gardens, wildlife and extensive walking trails.

You can take a leisurely stroll through the Rose Garden, explore native Ontario trees, or see species from around the world. It’s a great spot for birdwatching, with over 200 species to spot. The colours in the spring and fall are beautiful and the snow-covered paths in winter are a perfect place for families and anyone who loves nature to explore.

Victoria Park East Golf Club

If you’re an avid golfer, this is a great course to play. Super fun and super challenging for the average player. Built in 1974 and located on Victoria Road just east of the neighbourhood, it’s a great local place to have in the backyard!

Shopping & Retail

While Kortright East is an entirely residential neighbourhood, it’s very close to major retail around Guelph. You’re only 10 minutes to Downtown Guelph and all the great independent shops, restaurants, pubs and services but for more major retail check out the following areas as well.

Stone Road Mall

Located just 5 minutes from Kortright East, this is Guelph’s largest and major mall. Stores have changed over the years, but the quality of retailers continues to improve. This section of the city also has major stores like Canadian Tire, Walmart and Best Buy to name a few.

South End Guelph Retail Hub

Since the early 2000s the south end of Guelph has exploded in population and retail has grown over that time to serve them. So, if you’re looking for more options than what Stone Road provides, head just a few minutes south until you reach around Gordon/Clair Road. This is where you will find a large hub of retail including three grocery stores, a gym, movie theatre, restaurants, banks and other services.

Ask Me About Kortright East

These are the top four things people usually ask about Kortright East!

contact me
  • what's it really like to live in Kortright East?

I think this really depends where in Kortright East you decide to live. The older pockets are going to continue to be quiet, peaceful, tree-lined sanctuaries. While the newer developments will provide your fairly common neighbourhood experience.

Either way, all pockets here benefit from a nice balance of being located close enough to amenities around Guelph and major highways. Overall, I think the average family is very happy in Kortright East as it is a low turnover community.

  • What's the commute like from Kortright East?

Because it’s located just south of the university you are able to walk there or take a short bus ride. Downtown is about a 10-minute car ride and Stone Road Mall is only about 5 minutes away. All the retail on the south end is about 6-8 minutes away as well.

For work within Guelph, it’s a relatively easy spot to get around from. For those working outside of Guelph, it’s well-connected with The Hanlon (Guelph’s major in-town highway that runs north/south) just a few minutes away which can take you west. For those needing to get to the 401 to head east, it’s realistically about 15 minutes away, so you’re adding about 5 minutes to your commute compared to those living further south in Guelph. Overall, this neighbourhood is well-placed and a good mid-point to live if you want south end living that’s closer to downtown.

  • Why Should I Live in Kortright East?

If you’re looking for a premium neighbourhood in the south end of Guelph, this is the place to be. It has some of the top schools in the city along with fantastic homes – both older and newer.

If you want something more modern, Kortright East has everything from detached all the way to condos. If you want a premium lot on a gorgeous tree-lined street, then the older areas have you covered.

Kortright East is a nice balance being close to downtown and the south end of Guelph along with the university and major retail. This is just a great place to settle in and call home in Guelph.

  • why should i not live in Kortright East?

This is a quiet, residential neighbourhood, so if you’re looking for action on your doorstep this is not the place to be. This is a great area for families, but not so much if you’re young and single.

Also, if you just want to be much closer to retail or the highways, there are better-suited communities.
