East End Guelph overview

Better known as Grange Hill, East End Guelph is located on the very east end of Guelph just east of St. George’s and The Ward and southeast of Victoria North/Brant in Guelph’s North End.

East End Guelph has seen huge growth since the early 2000s. Along with Clairfields, Pineridge and Westminster Woods in the South End it’s seen the most new development in the city.

With many great local parks and trails, solid schools and affordable real estate of all sizes and types, many families have flocked to East End Guelph. It is also quite well-located for commuters as they can use the less traveled Guelph Line south to the 401.

Overall, East End Guelph is a great option for everyone. It has homes for all sizes and budget. This is why it’s become a very popular place to live in Guelph.

home styles in East End Guelph

East End Guelph (again better known as Grange Hill) is a great family neighbourhood that has truly been built for affordability as it includes many options for both large and smaller detached homes along with semis, towns and condos.

Developed starting in the 1960s, its the west end of Grange Hill (closest to Victoria Road) where you’ll find the bungalows, splits and 2-storey detached homes from the 60s and 70s.

Looking for something a bit newer? As you move east and south you’ll find homes built in the 80s and 90s. Many of these are smaller, more affordable detached homes – great starter homes for singles, couples, young families or even downsizers.

East of Starwood Drive, which runs pretty much diagonally through the heart of Grange Hill, is where you will find most of the new development since the start of the 21st century.

The early 2000s saw a large chunk of these homes built all the way east out to Watson Parkway North. East of Watson Pkwy N is another community of newer homes along with a small bit of sorely needed commercial.

Finally, it’s the very south (and southeast) end of Grange Hill where you will find the newest homes:

The last major development happening in East End Guelph is known as “Guelph Grange Hill”. This area has is located in the southeast end of the neighbourhood right across from the public library. This area had been earmarked (though plans later scrapped) as the intended future commercial and retail hub of the neighbourhood that had been missing for the better part of 20 years.

Instead, the former Loblaws-owned land was sold in 2022 to Toronto-based Tercot and now includes plans for four 10+ storey condo apartments and several 2-3 storey condo towns/apartments. While the project does have commercial and mixed retail, the majority of the lands are now residential.

Some will argue the area needed all of that land for commercial and retail while others are happy to see more affordable options for homeowners in the area.

Overall though, you can find any kind of style of home in East End Guelph at a price that is still affordable compared to other similar neighbourhoods. This makes it very attractive for buyers when you compare the schools and parks that are available here as well. It’s still a great value buy in Guelph.

best schools

School information is updated yearly. Use the form below to download a copy of the latest school rankings.

school zone overview

East End Guelph is home to some very solid schools (as is much of Guelph) so those interested in moving to the area shouldn’t have many concerns.

Ken Danby PS seems to be the pick of the bunch as it has historically performed better than its peers. The catchment area for this is mostly east of Starwood, however because of new development in the area these boundaries can change. Make sure to keep that in mind during your search, but when you work with me that’s already information I take into account and update you on.

The community’s French Immersion option is École Guelph Lake and students would attend John F Ross at the high school level.

On the Catholic side it’s a bit fragmented like the public side in that each sub-section of East End Guelph has a different catchment area and the boundaries are being updated. For now, it’s mainly Holy Trinity and St. John as the options with students headed to Saint James for high school.

Ask Me About East End Guelph

These are the top four things people usually ask about East End Guelph!

contact me
  • what's it really like to live in East End Guelph?

East End Guelph is a mixed community that’s grown a lot since the 90s. With great community parks and affordable homes, both new and old, it’s a great place to raise a family or retire.

A great part about the neighbourhood is the Grange Hill East Neighbourhood Group that was founded in 2004. An amazing group of local volunteers provide a range of programs tailored to different age groups, including preschool, school-age, and adult programs.

  • What's the commute like from East End Guelph?

The bus system is pretty well-connected, but this is a car-dependent neighbourhood. For commuters, you are not as close to the 401 as those in the South End, but you can travel on Guelph Line which is much less busy. For some, this is actually a bonus.

Travel to Kitchener-Waterloo and Cambridge is straightforward and being on the east end you get quick access to lesser known gems like Rockwood and Acton.

  • Why Should I Live in East End Guelph?

People normally choose Grange Hill because it has newer homes that are generally more affordable than other neighbourhoods. Also, there are homes of all types and for all budgets. Combine that with good schools and great access to community parks, it’s become a really popular place to live in Guelph.

  • why should i not live in East End Guelph?

There is still a lack of commercial and retail in the area. The closest grocery stores are found just outside of the neighbourhood, so those on the very east end still have a bit of a drive. That should change in future years, but at the time of writing is still the #1 issue about the area.
