Desirability

The Guelph University neighbourhood (known as Old University) remains one of the most desirable in Guelph for its proximity to both downtown and the University of Guelph. Old University covers a huge stretch all the way across Guelph from Victoria Road on the East to beyond the Hanlon on the west end of town. However, its main hub of homes lies between downtown Guelph and the University. This makes it an extremely desirable landing spot for students and notably investors looking to cash in on student rentals. However, there is also a large segment of Guelphites that have lived in the area for decades and occupy charming homes in quiet, tucked away areas of the neighbourhood.

WALK + DRIVE 9/10

Walk + Drive

As mentioned in the desirability component, the Old University neighbourhood’s location is probably its best attribute. Located centrally in the heart of Guelph, students love the area because they don’t have to rely on public transportation as they’re generally no more than a 10-minute walk to both the University of Guelph and downtown. Commuters to or outside of Guelph will enjoy easy access to Guelph’s major highway (called “The Hanlon”) which connects with the 401 and both the north and south parts of Guelph. 

AFFORDABILITY 7/10

Affordability

The area’s main pocket is between Gordon and Edinburgh between Downtown Guelph south of College just beyond the University. Here you’ll find lots of smaller sidesplits and bungalows (some are well-kept while others are a bit grittier and definitely need some upgrades). You’ll also find lots of great little pockets with homes that are better maintained. They give off a much more cottagey, older feel that defines the original Guelph. Finally, there’s a very nice, unassuming small pocket of homes west of the Hanlon that’s perfect for the commuter. 

SCHOOL QUALITY 7/10

School Quality

The pride of Old University is Ecole John McCrae which is a French Immersion school that ranks 3rd in Guelph. Many young families are moving into the area in order to get access to this fantastic school. Priory Park is the other school in Old University and serves as the main english-track school in the area. While not being able to boast the same academic accolades as its counterpart, Priory Park has an incredible community-focused staff and volunteers that have created a unique and wonderful environment for its students.

Ecole John McCrae

Named after the soldier, physician and now internationally famous poet who penned “In Flanders Fields”, John McCrae became a full-time French Immersion school in September 2003. Situated on the beautiful Speed River, Ecole John McCrae comes in at #3 in our rankings of Guelph’s best elementary schools. Serving a large population of over 600 students from JK-8, Ecole John McCrae makes the Old University neighbourhood a very desirable option for those looking to call Guelph home.

Priory Park PS

Priory Park PS is a much smaller school than its counterpart housing less than 175 students. It can’t necessarily boast the same academic accolades as Ecole John McCrae, but the school prides itself on its community-focused staff and volunteers who have helped build fantastic special education and ESL programs to benefit a wide array of students in the community.
