Most of the score in this category can be attributed to the Erindale GO station which is ideally located for those in Erindale. Outside of that, it’s a bit of a trek to your normal big box outlets and you’re sort of isolated from the rest of the city based on the way the neighbourhood is shaped. This may be great for some looking for a more quiet, tranquil neighbourhood while still relatively close to the City Centre.

DESIRABILITY 7/10

Desirability

Erindale, although located north of the QEW is similar to communities in the southern end of Mississauga as its split up amongst the very wealthy multi-million dollar homes that line the Credit Woodlands and the older, yet much more affordable classic ranch bungalows and 1970s 2-storey homes. It’s almost like Erindale is its very own Clarkson-Lorne Park in terms neighbourhood extremes. That’s not to say Erindale isn’t a desirable neighbourhood for those who aren’t super wealthy. Quite the opposite in fact. Beautiful tree-lined streets, parks a-plenty, and rentable properties for the investor with U of T’s Mississauga campus at its front doorstep.

SCHOOL QUALITY 6/10

School Quality

In terms of the school zone, Erindale’s “Woodlands” performs well, but the two top schools are located in the more expensive part of Erindale. Those would be Hawthorn PS (ranked #17) and Ellengale PS (ranked #11) in the TOP 25 Schools in Mississauga. In the more affordable and realistic areas of Erindale, you’re looking at a more average ranking, but when it comes to Mississauga that’s still quite good!

AFFORDABILITY 7/10

Affordability

As mentioned above, there is a bit of a class struggle in Erindale real estate. You have the pockets of luxury, million dollar homes and then the classic detached and semi-detached ranch bungalows and 1970s 2-storey homes. Affordability in these latter area is still fantastic and you can definitely get into a turn-key property for quite a lot less than you could in other neighbourhoods in Mississauga.

Ellengale PS

Ellengale JUST missed out on cracking the TOP 10 by a mere 0.1%. So, while we can’t TECHNICALLY call it a Top 10 school in that regard, we’ll give it an honourary mention. Needless to say, it’s a great school that any parent should be thrilled to send their children to.

Hawthorn PS

Hawthorn PS has consistently ranked in the Top 10 for quite some time, however, in 2013 they had a major drop in performance at the Grade 3 level that dropped them to #17. They were still very strong at the Grade 6 (Junior) level, so I expect to see them back near the Top 10 in no time.

McBride PS

McBride Avenue PS rounds out the Top 50 Schools in Mississauga, however, does fall well below the Mississauga average. McBride Avenue PS has improved in recent years, buoyed mainly by its scores at the Junior level (Grade 6). In fact, it has seen about a 17% increase in a 5-year span.

Springfield PS

Springfield PS finished just outside the Top 50 Schools in Mississauga, however, they’ve seen a nice increase in their 5-year score with an ~19% increase in that same timespan. Their Junior Level (Grade 6) scores have also seen a fantastic rise in the past couple of years.

Queenston Drive PS

Queenston Drive PS comes in at #44 in the rankings, however, does fall well below Mississauga average. However, Queenston Drive PS has improved greatly, increasing their 5-year EQAO score by over 22% in that same timespan. So, things are looking up for the school from Erindale and they’ll try to continue to climb the rankings in the coming years

The Lifestyle

Life in Erindale is quiet and tranquil with access to lots of great parks and trails for families. In my opinion, Erindale is one of the nicest neighbourhoods in Mississauga defined by the beautiful area around the University of Toronto-Mississauga. Many families spend the weekends in the large, luscious space of Erindale Park. 

Who's Next Door?

Erindale has a large mix of families. The wealthy area with custom homes that line the Credit Woodlands has highly-educated professionals and their maturing families while the older areas have a lot of empty-nesters as their families have grown with the neighbourhood in the past 30+ years.

The Homes

Erindale real estate has a mix of every type of home. Custom, million-dollar homes, large bungalows and sidesplits with huge lots, traditional and large 2-storey detached homes, and affordable (yet much older) semis and towns.

The Commute

Erindale has one of the major GO Train station stops in Mississauga, so for those who work downtown, it’s your best bet to get right downtown as the rest of the neighbourhood is very isolated due to the makeup of the boundary. Your closest highway would be the 403.
