Desirability

The East end of Guelph (better known as Grange Road) is composed of two distinct sections: 1) The west side closest to Victoria Road where homes were built from the 50s-80s and resemble many of those found in the West and north end of Guelph; and 2) East of Starwood Drive which is one of Guelph’s newest neighbourhoods. The area has been developed over the past few years and new homes are continuously being built in the area. Right now, affordability is definitely the East end’s greatest asset. People are flocking to to the area for the abundance of cheap real estate despite the community itself lacking in basic amenities. At the time of writing, Grange Road still didn’t have its own grocery store. Instead, residents have to use plethora of big box stores in Guelph’s north end. While not far away, it’s still certainly inconvenient. Until the East end does more than simply build houses on available land, the community will not be on of Guelph’s most desirable. However, if planned correctly, the East end could easily rival the West end in the years to come as it shares many of the same overall characteristics. 

SCHOOL QUALITY 6/10

School Quality

Ken Danby PS was built in 2008 to begin housing students in Guelph’s East end but the population quickly swelled, so starting in 2014, William C. Wineguard was opened. William C. Wineguard is too new to review, but Ken Danby currently ranks in the bottom half of Guelph schools. I expect this to change as both schools settle in over the next few years.

AFFORDABILITY 8/10

Affordability

As mentioned, the East end of Guelph has two fairly distinct neighbourhoods. West of Starwood Drive you’ll find homes built anywhere from the 50s-80s. These are smaller bungalows, splits and 2-storey detached homes that are similar in affordability to those found in the North end. East of Starwood Drive is where all the new development has occurred. Here you can find affordable towns, semis and detached homes that are around 10-15% cheaper than Westminster Woods real estate. Affordability is definitely the East end’s best characteristic. Many families are flocking here for the affordable real estate. 

WALK + DRIVE 6/10

Walk + Drive

The East End is located, as you guessed, on the very east end of Guelph. West of Starwood and close to Victoria Road is close enough to downtown that you can drive easily there. It’s also a pretty short bus ride. There’s also direct buses to both downtown and the University of Guelph. The 401 is pretty far away as its a 15-20 minute drive down Victoria Road and the rest of Guelph takes at least 10-15 minutes to trek across on the best of days from some of the furthest points of the East end. There also aren’t many amenities in the area unless you live closer to Victoria Road where the Victoria Road Recreation Centre is located. Parks are easily found and aplenty for residents of the East end though, many of which are easily walkable.

EAST GUELPH SCHOOLS

Ken Danby PS

Ken Danby PS opened in 2008 to service many of the new families in Guelph’s newest east end developments. Since that time the school has scored fairly well, but below the provincial and school board average. However, a new school has opened to help with surging demand and after some time and stability I imagine Ken Danby PS will progress up the rankings. 

William C. Wineguard PS

William C. Wineguard just opened in 2014 to help meet the surging demand in the north and east ends of Guelph. As such, there isn’t any score or ranking information on the school, but stay tuned to the blog for updates.
