East Credit scores a bit worse in this category as there isn’t really anything walkable in the area. It consists mostly of big box outlets and while almost dead central in Mississauga, it’s a bit of a long drive to any GO station for commuters. It does boast fairly easy access to Highway 401, but that would be its greatest asset.

AFFORDABILITY 8/10

Affordability

East Credit real estate is a traditional mix of townhome, semi-detached, and detached homes. Styles from the mid 90s don’t exactly match today’s buyers, but there are plenty of people that have kept up with the times. Unfortunately, I find in general less pride of ownership in East Credit and the neighbourhood is beginning to show some signs of age. That isn’t to say there aren’t great pockets because there certainly are. There are also some of the best detached home prices in Mississauga. If you’re hunting for something that could just use a tuneup, East Credit can provide fantastic value.

SCHOOL QUALITY 7/10

School Quality

East Credit is a very good school zone in Mississauga. In fact, it boasts one of the best schools in the city – Whitehorn PS, ranked #12 in our Top 25 Schools in Mississauga. On top of that, it also hosts the fantastic Hazel McCallion Sr. middle school and the strong and consistent Rick Hansen SS. Parents in East Credit can rest assured their children are receiving a very good education.

DESIRABILITY 6/10

Desirability

East Credit is a relatively young neighbourhood in Mississauga. It’s mostly defined by the Heartland Town Centre, which is a huge area of standalone restaurants and retail outlets. It’s also home to BraeBen Golf Course which was curiously yet cleverly built on top of an old garbage dump giving golfers some of the most spectacular views anywhere in the GTA. A word of warning, however, some of the areas do fall in an “aircraft warning zone”. However, unlike Meadowvale Village, I find these zones to not be quite as intrusive.

Whitehorn PS

Despite the fact that it’s a very large school and doesn’t benefit that the extra push that French Immersion schools usually get in the EQAO results, Whitehorn place an extremely impressive #12 in Mississauga!

Britannia PS

Britannia PS continues to chug along with another great year and remains in the Top 25 Schools in Mississauga. If you’re considering East Credit and want to gear your child towards French Immersion, this a great choice!

Sherwood Mills PS

Sherwood Mills PS has had a slight dip in their scores over the past 5 years, but it’s certainly nothing to worry about. They still round out the Top 30 and are a very solid choice of school in East Credit.

Willow Way PS

Willow Way PS continues to rate abysmally and I haven’t the first clue why. They are well, well outside of the Top 50 and there aren’t any demographic, socio-economic, or special program reasons that I can even begin to help theorize as to why it has underperformed so much.

The Lifestyle

Life in East Credit is very convenient for everyone. With the Heartland Shopping Centre you have every retail and big box store imaginable at your doorstep. Easy commuting, and a great community centre make East Credit a very attractive option for everyone.

Who's Next Door?

Most of the new entrants are first-time home buyers looking to start a family in Mississauga. The rest are those that bought when the homes first built. They’ve raised their families and are comfortable with the convenience of the neighbourhood.

The Homes

East Credit is one of Mississauga’s younger neighbourhoods. Traditional 2-storey semis and detached homes are the norm here. The “great room” concept of the late 90s is mostly found here so for those who prefer an open concept, these homes will work for you.

The Commute

East Credit’s best commuting feature is that it’s located close to Hwy 401. It’s also close to one of Mississauga’s major work centres. The closest GO station is about 10 minutes away. Commuting from here isn’t the best in the city, but its affordability affords you the extra few minutes of commuting time.
