Desirability

Downtown Guelph is easily one of the most desirable neighbourhoods in the city. It’s packed with parks, gorgeous tree-lined streets and it’s within walking distance to a bustling downtown core of restaurants, bars, and shops. It’s easy to see why Downtown Guelph continues to be an area that all demographics gravitate towards. The area has really seen a resurgence of young families and professionals in the area as many have returned to Guelph to raise children or find more affordable housing. Downtown Guelph allows the best of both worlds where one can join friends for a pint at a local pub, but easily retreat or find peace and quiet in one of the many parks in the area.

AFFORDABILITY 6/10

Affordability

Downtown Guelph real estate has a huge mix of homes and an even larger range of affordability. Looking for a new home? Forget about it. Looking for a classic, Victorian or a 2-storey detached from the 19th century? Downtown Guelph is more up your alley. 100+ year-old bungalows make up another big segment of the downtown core. Many new homeowners are taking on these older homes and renovating them, but many are just continuing to live the simple, downtown Guelph life. Either way, the homes and area are beautiful and come with a lifestyle to match. 

WALK + DRIVE 9/10

Walk + Drive

Downtown Guelph is of course right in the heart of the city. Everything is within walking distance and that’s what brings people to the area. For many of the homes, parking is at a premium so being able to be a one-car or even car-free family is a big draw. Transportation is also very accessible as the bus system’s main hub runs right through the downtown core. You’ll also find both the GO Bus and Via Rail transit downtown. Last but not least are plans to extend GO Train services to the downtown station. This is a game-changer for the commuter who wishes to still work in Toronto.  The downtown will soon be going through a huge change in the coming years. 

SCHOOL QUALITY 8/10

School Quality

Downtown Guelph is well served by two fantastic schools in Victory PS and Central PS. Victory is located near Exhibition Park and has a long and storied history dating back to 1919. Today, it serves as the area’s French Immersion school and comes in at #5 in public elementary schools in Guelph. Central PS is located right in the downtown core and serves a much smaller portion of the city with less than 200 students. Central PS holds its own and ranks #11 in Guelph. Both options are great for parents and you really can get all in Downtown Guelph.

Victory PS

Guelph resident Doug Stephens said it best about Victory PS – “Victory Public School remains a shining example of a historically significant, heart of a neighbourhood community.” Located near Exhibition Park, Victory PS has a long and storied history dating back to 1919. They are, for now, a JK-6 school that has FI in grades JK-4. Victory PS ranks #5 out of Guelph elementary schools. 

Central PS

Central PS is located right in the heart of downtown Guelph. A small school with less than 200 students, Central PS falls just short of the Top 10 schools in Guelph coming in at #11 in the rankings. Central PS is a solid school, with a great history and reputation and serves the downtown community very well.
