Central Erin Mills is one of the best neighbourhoods for the commuting family. You have easy access to both major highways (401/403) and the rest of the Mississauga. It’s also one of three neighbourhoods to have its own mall and one of only two that has condos ideally situated around walkable amenities. Central Erin Mills also has its own hospital (Credit Valley hospital) and has fairly easy access to the Streetsville GO station.

DESIRABILITY 7/10

Desirability

Central Erin Mills has settled nicely into one of Mississauga’s mature neighbourhoods. It’s now what would be considered a “move up” neighbourhood with most of the homes in the area being traditional 2-storey detached. This has driven younger families to look at its more affordable neighbours. However, redevelopment of the Erin Mills Town Centre and the surrounding areas will transform this neighbourhood into a City Centre light for North Mississauga. It’s one of only two areas in Mississauga that has condos and for those looking for a more flexible lifestyle this is an area to keep an eye on.

SCHOOL QUALITY 9/10

School Quality

Central Erin Mills boasts some of the absolute best schools in Mississauga. It’s home to two Top 25 elementary schools (Credit Valley & Middlebury PS), a top-ranked middle school (Thomas St. Middle) and one of the best high schools in Mississauga (John Fraser SS). Once you settle into Central Erin Mills, you’ll never have to leave! And, if you’re interested in Catholic schools, you’ll be happy to know it is the BEST Catholic school zone in Mississauga!

AFFORDABILITY 6/10

Affordability

Central Erin Mills is mostly made up of traditional 2-storey detached homes. There are some condo townhouses and a pocket of semi-detached homes, but those are few and far between. The majority of residents here live in detached homes. The slight on Central Erin Mills is that those homes are bit outdated, so any major interior renovations are going to come at a cost. What Central Erin Mills does boast is much better lot sizes and generous interior space compared to its younger neighbours.

The Lifestyle

Central Erin Mills is one of the major neighbourhood hubs in Mississauga. It boasts the newly renovated Erin Mills Town Centre, the Credit Valley hospital, and a host of brand new and mature condo buildings to give residents a taste of big city living in a conveniently suburban setting.

Who's Next Door?

Most of the new entrants are second-time home buyers getting into the larger, traditional 2-storey homes or first-timers in the more affordable condo apartments or townhomes. Parents who value education have flocked to Central Erin Mills for its fabulous schools.

The Homes

Central Erin Mills real estate has matured and some areas are hitting their 30s! The newer areas boast the neighbourhood’s condo towns, but the vast majority of homes are traditional 2-storey layouts that 20-30 somethings now will remember as the homes they grew up in. A bit of updating may need to be done, but homes here when well-finished hold their values really, really well.

The Commute

Central Erin Mills is less than 10 minutes to the Streetsville GO Train and Hwy 401. Its closest highway is the 403 which links it to very well to the rest of Mississauga and Oakville. Centrally located, it’s a very good compromise for those families that work in very different directions.
