1. MEADOWVALE
Median Sale Price: $880K
Typical Home: 2-storey, 4 beds, 3 baths, finished bsmt, ~30+ y/o
Days on Market: ~12
Availability: Medium
The Scoop
Meadowvale has both the most affordable and available number of detached homes under $1 million in Mississauga. If your budget stops at around $900K you can expect a reasonably updated and maintained home in the 1700-2200 sq.ft range with at least 4 beds, 3 baths, a finished basement and a fairly large backyard.
Anything above this mark will of course get you either nicer finishes, large lot sizes or interior square footage, but there’s plenty to find in Meadowvale in this price range. For the average four person family though, Meadowvale homes have more than enough space to offer and generally have very desirable layouts when looking at the wants/needs of today’s buyer.

2. CREDITVIEW/CITY CENTRE
Median Sale Price: $920K
Typical Home: 2-storey, 4 beds, 3 baths, finished bsmt, ~30-50 y/o
Days on Market: ~14
Availability: Low
The Scoop
Creditview is a very small neighbourhood located just west of the City Centre at Mavis & 403. For those looking to be close to the City Centre for work and/or convenience but don’t want to live in a condo, Creditview is your best option. Availability is pretty low here, but the median price comes in around $920K making it easily one of the most affordable neighbourhoods for a detached home in Mississauga.
The typical home is very similar to the one you’d find in Meadowvale. That’s a 2-storey, 4 bed, 3 bath home in the 1700-2200 sq.ft range with a finished basement and a decent-sized yard.
For the average four person family, Creditview homes have more than enough space to offer and its central location is a huge bonus for the husband and wife looking to compromise for travel distance to work in or out of Mississauga. On top of that, its long-term potential is key with its close proximity to Downtown Mississauga.

3. RATHWOOD
Median Sale Price: $975K
Typical Home: 2-storey, 4 beds, 3 baths, finished bsmt, ~30-60 y/o
Days on Market: ~23
Availability: Medium
The Scoop
Rathwood is located in east Mississauga. Rathwood real estate has almost every style of home. The majority are 60/70s built bungalows and traditional 2-storey homes. Separate entrances and basement apartments are common as residents have built them in over the year to turn them into income properties.
However, in the affordable range, you’ll find the 2-storey detached style that are going to be slightly bigger than Meadowvale and Creditview homes. They will be of a similar age too. Really, the biggest difference here is simply location as the housing style is very similar to that in Meadowvale.
Rathwood, like its neighbour Applewood, tends to do the same thing to new visitors – its charm sneaks up on you. Parks are aplenty and every evening in the summer they are bustling. It feels like you’ve stepped back in time to a time when everyone got out on their bikes and played on the street for hours until dinner.

4. LISGAR
Median Sale Price: $915K
Typical Home: 2-storey, 4 Beds, 3 Baths, finished bsmt, ~15-25 y/o
Days on Market: ~11
Availability: High
The Scoop
Lisgar has very quickly become a $850K+ detached home neighbourhood in Mississauga. If your budget is strict around $850K, you’ll want to keep other options open as starting entry prices have quickly jumped in one of Mississauga’s hottest neighbourhoods.
Just to the west of Meadowvale, the homes are typically larger (2000-2500 sq.ft) and on average about 15-20 years younger as Lisgar is one of Mississauga’s newest neighbourhoods. Buyers here will find what we’ve become accustomed to in a traditional, suburban, 2-storey home: a more rigid living/dining room combo with some homes having a separate family room either facing or behind the kitchen.
Life in Lisgar is what most families expect out of a quiet, suburban neighbourhood in northwest Mississauga. Lisgar is a wholesome family neighbourhood with all the amenities you need. With lots of parks and quality schools, this is the ultimate first-time buyer or move up pocket for the growing family.

Days on Market: ~16
Availability: Medium
The Scoop
East Credit is located in north central Mississauga. Its most well-known for being near the Heartland Town Centre and Braeben Golf Course.
East Credit is one of Mississauga’s younger neighbourhoods. For those looking for homes under 30 years old, traditional 2-storey detached homes are the norm here. The “great room” concept of the late 90s is mostly found here so for those who prefer an open concept, these homes will work for you.
The homes are also generally in the 2000-2500sq.ft range and a bit more updated much like their northwest neighbour Lisgar.
