Top 5 low maintenance fee Square One condos

With the growing price gap between the freehold and condo market in Mississauga and the rest of the GTA, many first-time buyers are now turning to condos for their starter homes. And for Mississauga’s maturing condo market and downtown, that’s a probably a good long-term development for the city.

Ugh, I forgot about maintenance fees...

One of the biggest issues for first-time buyers and those looking at purchasing condos in Mississauga is the cost of maintenance fees. Most view maintenance fees as simply an added fee with no added service or value.

However, when you begin your search for a condo, you’ll immediately notice the difference in quality of buildings and how well they’re maintained. You’ll also begin to factor in the quality of amenities that you’ll be receiving.

So with that in mind, today we’re going to look at the Top 5 low maintenance fee Square One condos. I’ll be ranking the condos based on four measures:

  1. Maintenance fee per square foot
  2. Value relative to amenities offered
  3. Age of building
  4. Value relative to suite finishes

I’ve chosen these measures to reflect a real purchase decision. Buyers will need to look at all of these things when it comes to maintenance fees before deciding to purchase. It’s also important to keep in mind that some buildings may have lower maintenance fees because they’re younger, but what will happen once they age?

1) No. 1 City Centre Condos - 1 & 33 Elm Drive

Located at Hurontario & Elm, No 1 City Centre condos are just outside the hustle and bustle of Square One and offer a great set of amenities. I’ve put these condos at my #1 position for the overall value they provide.

No. 1 City Centre condos were built in 2004 by Daniels and were one of the first condos built during Mississauga’s huge condo boom from the past decade.

They don’t have the lowest maintenance fee per square foot in Mississauga, but the value is the best in Mississauga in my opinion. You have a great, clean, quiet building with no nonsense, functionally designed suites at very good prices. The rental returns are very good here as well and for the first-time buyer is one of the best choices for a starter condo in Mississauga.

Best value purchase here? Go for the 2 bedroom units if you plan to be here long term, but the 1bed+den can’t be beat!

2) Limelight Condos - 360/370 Square One & 365 Prince of Wales

Located right next to the Sheridan Arts campus, Limelight condos put you right INTO the hustle and bustle of Square One. When you think of a downtown, you think walkable, but unfortunately most of downtown Mississauga is still a bit of a walk to actually access the mall and other areas. But, not at Limelight. Here you can actually use the description “a minute to…” and not be misleading. 

Limelight condos were built in 2012 by Daniels and offer one of the more unique set of amenities in the Square One condo market by offering a basketball court. Daniels aimed this project at a slightly younger demographic that would appreciate the court and its flexibility. The basketball court can double as a soccer field, volleyball court and squash court. It also offers free classes like yoga during the week.

Limelight also has surprisingly low fees for the quality of finishes of the building and its amenities. Granted, the costs are spread across many units, but Limelight condos has some of the lowest maintenance fees in Mississauga.

Floorplans are also really function thanks to the simplistic building design. The units are definitely pricier than City One condos, but the step up in quality is definitely worth it. 

Best value purchase here? Go for the 1bed+ den again!

3) Grand Ovation Condo - 310 Burnhamthorpe

  • BEST VALUE!

2 Bed, 1 Bath

  • Avg Maint = ~$390/mth
  • Avg Size = 650-799sq.ft

2 Bed+Den, 2 Bath

  • Avg Maint = ~$460/mth
  • Avg Size = 800-900sq.ft

The Grand Ovation condo was the 3rd instalment by Tridel and was built in 2008. It’s definitely one of the lowest maintenance fee Square One condos and boasts very good amenities at its well-known Grand Ovation Club. In terms of amenity and maintenance fee value, this topped my list. 

Unit sizes and floorplans are comparable to the top two entries, except Grand Ovation has used the now common “den” approach and turned that area into a 2nd bedroom. This may be of a much more use for a young family versus the more open space for a young professional at Limelight condos.

Location-wise, Grand Ovation is excellent. It’s right across from Celebration Square and the Square One mall. This is another actual “walking distance” condo in Square One.

Best value? Personally I’d stick to the larger 1 bed+den here, but if you plan to stay for a few years with a small child then the 2bed will do you very well.

4) Tiara Condo - 156 Enfield Place

  • Avg Size = 1100-1300sq.ft

Tiara condo was built in 2002 and comes in as the oldest building in the Top 5 Lowest Maintenance Fee Square One Condos.

2002 doesn’t seem very long ago, but even ~15 years old can be quite a bit for a building. The first thing you’ll notice is the big change in finishes. Granted, Tiara doesn’t have the sleekest or most modern amenities Square One has to offer. However, what they may lack in aesthetics they more than make up for in value.

The location is prime, quiet and serene. The units are laid out fantastically and bargains can be found from those who have spent the time to update them. 

Best value? If you’re looking for a 3 bedroom place, take a good look at the 2+den models. The den can often transform into a 3rd bedroom and when the purchase price and maintenance fee are added up, it costs significantly less than a condo townhome of a similar size to run on a monthly basis. With that you get about 1300 sq.ft and the convenience of a condo lifestyle.

5) Elle Condo - 3525 Kariya Drive

Elle condo was built in 2010 and was one of the nicest built condos in Square One. As soon as you enter the lobby, you know you’ve come to a place you could call home.

The suites are elegantly finished and have very good functionality and space. The amenities are pretty standard compared to say Limelight condos, but do the job. Condo fees have managed to stay pretty low and are comparable to Limelight again. 

In terms of location, Elle condo is nicely tucked away from the business of Burnhamthorpe and Kariya Drive across from Square One. The views here are also amazing. This is a really great condo and a fine finish to our Top 5 Lowest Maintenance Fee Square One condos.

Best value? Again, I believe the 1bed+den is the great starter condo and has the best resale value of the bunch.
