RATHWOOD REAL ESTATE REVIEW!

THE REPORT CARD

Overall Ranking: T-13th/19

OVERALL SCORE: 6.5/10
DESIRABILITY 5/10

Desirability

The neighbourhood of Rathwood is very similar to that of its neighbour Applewood. In fact, it’s really difficult to differentiate where one begins and the other ends. They share the same amenities, housing mix, and, for the most part, affordability. The key difference between the two is that Rathwood lies to the north of Applewood which makes a difference in terms of its accessibility to the rest of Mississauga and Toronto.

WALK + DRIVE 7/10

Walk + Drive

Rathwood scores a slightly lower score than Applewood simply because it doesn’t have as close access to the GO and QEW that Applewood does. It is, however, much better located for access to the Square One City Centre. Along with Applewood, Rathwood does have a great mix of parks which are constantly filled with activities, sports, and families.

AFFORDABILITY 6/10

Affordability

Rathwood real estate differs from Applewood only slightly in that it offers a bit more in terms of more affordable options at the townhouse and semi-detached level. However, homeowners should still be willing to invest a bit in their new home if they’re looking for it to be truly turn-key. Properties close to the City Centre are a bit newer and more affordable than the ones further east towards Etobicoke.

SCHOOL QUALITY 7/10

School Quality

Rathwood also shares its schools with Applewood at both the middle and high school level. which means it boasts the #1 middle school (Tomken Middle) and has one of Mississauga’s most intriguing high schools in Applewood SS which provides TONS of specialty programs for its students. I’d also like to note that Rathwood houses the BEST Catholic elementary school in Mississauga.

RATHWOOD SCHOOLS

Forest Glen PS

While Forest Glen falls outside of our Top 50, they have increased their 5-year score by an impressive 21.4% in that same timespan. Things are looking up for the Applewood school and I expect them to continue on that trajectory.

Silverthorn PS

Silverthorn had another solid 5-year increase and jumped up to a very impressive #27 in the rankings.

Briarwood PS

Briarwood PS is certainly punching above its weight and actually cracked the Top 50 schools in Mississauga posting a 5-year EQAO above the Peel average thanks to a 10.8% increase over that same time frame…

Brian W. Fleming PS

Brian W. Fleming came WELL outside of the TOP 50 schools in Mississauga. The good news is that Brian W. Fleming has shown some improvement over the past 5 years.

FEATURES

The Lifestyle

Rathwood, like its neighbour Applewood, tends to do the same thing to new visitors – its charm sneaks up on you. Parks are aplenty and every evening in the summer they are bustling. It feels like you’ve stepped back in time to a time when everyone got out on their bikes and played on the street for hours until dinner.

Who's Next Door?

Rathwood is a more mature, established neighbourhood with many long-time residesnts. There is a strong Eastern and Western European community similar to what you would find in Etobicoke. As a second-time buyer neighbourhood, the average family age tends to skew higher.

The Homes

Rathwood real estate has almost every style of home. There majority are 60/70s built bungalows and traditional 2-storey homes. Separate entrances and basement apartments are common as residents have built them in over the year to turn them into income properties. Be prepared to spend if you want to get into a turn-key bungalow in some of Rathwood’s nicest spots.

The Commute

Located in the northeast end of Mississauga, it’s an easy commute for those wanting to stay close to all parts of Toronto. Rathwood accesses Applewood’s GO station, but is closer to the City Centre and Hwy 403 for Hwy 401 access.
